Given the governments latest performance, you are missing a housing market slump driven by lack of affordable mortgages will create an environment of falling house prices and a slow down in construction. Not a good scenario for HSS sadly. Prehaps things may improve when we get a new government, but in the meantime this is going to be long, slow and deep.

market cap £100m, net debt falling fast, could be net cash in a few years time, £33m adjusted EBITDA at half year with capex requirements each year under control and yield, what am I missing?

Yes, reads well at first scan. Market should like it, especially the reinstated dividend. Blue day hopefully, but you never know.
