for what it's worth, i think their strategy to exit UK retail parks, and concentrate on the very best centres that brands want to be in is correct, though they at best underestimated the pace of change in retail, and are now 'adapting' to the change has already happened, meaning lower prices for assets sold.

if the directors believe the valuations are accurate (given that they rejected 635p from Klépierre a year ago), why don't they personally buy up shares and proceed to liquidate the company? with a 54% discount to NAV, there is at least a 100% upside.

Place a piece of polarising filter on an overhead projector and it will show you the reduction Intensity of transmitted wave that way you may see the light.
There are also polarised elements of the waves parallel to economic to determine the direction of the price.
The greater the variety of equivalent polarisation demonstrations that can be performed in the study the better.
I hope this helps, (Warning) please were sunglass has some time if the light gets too bright we can be blinded permanently.

Anybody think that shopping is polarising. Town centres closing but shopping centres remaining for showcasing goods....undervalued target price £12.

I don't think the >50% discount to NAV is justified based on these results. 7% yield
