Broker forecasts have been significantly upgraded for the current year from a 22p eps loss, to an 11p eps loss. Given that we have already incurred a 9p eps loss in H1 it would suggest fairly minor falls in asset values in the second half in the order of 2p p/s on nav.

That impllies nav settling at around 67p or 65p after scrip dividends.

A 1.4p eps profit is forecast for the following year, when the company has indicated that regular dividends will resume.

Sentiment does seem to be improving.

I have cash dividend for my HSBC and HL accounts. HL did a good job by allocating me the script dividend , but the hsbc didn't and I was paid with the miserable 0.2p dividend.I have since sold all my HMSO shares in HSBC account and switched to HL.

I guess scrips carry on until they think they've weathered the storm. The only real reason for it is being a REIT demands you pay out rent that comes in unless you offer the scrip alternative so that's why they're doing it.

Depends when you sell. You won't hear from hl for a while but if you hold the share on 28th October from what I understand you qualify, if you sell before then you don't and if you buy after you don't. The scrip with hl is automatically applied for so you don't need to do anything.

sorry about questions re scrip...im also with HL and do i qualify for this? i havent had email from them and i hold 10000 (at a loss obviously) and was looking to get out

Asagi, yes there is a cash alternative, but the scrip a lot more advantageous... No holder in their sane mind would take the cash alternative - unless he's in a hurry to pay for his own funeral

Fidelity does not allow scrips. If your broker is Fidelity you won't get any scrip

there is a cash alternative. The more shareholders that take that, the more your ownership of the company will increase if you take the scrip instead.

Researchcentre123..... RE SCRIP thanks for your enlightening comment above... So, in practice, the so called "enhanced" dividend leaves you exactly in the same position you were before taking it?... Owning exactly the same company percentage?... Is then any point in investing for income in a company which keeps handing out scrips?

They can effectively maintain a scrip dividend forever as all that is happening is they are effectively letting you own the same chunk of the business but dividing it up amongst more shares (say you own 1% of the company and give every shareholder an extra share for each they own....you'll have twice as many shares but still own 1% of the same company)

hi all

regarding the enhanced scrip, how do you elect for it?

Im with HL- will they contact me and ask me to confirm preference?

Also, on the basis they can maintain the enhanced scrip for final divi, 4p against share price of 33p? is there something Im missing aside from the obvious pressures they face in the current climate?

Liberum is not quite so bullish. In a gloomy note on Hammerson, the broker points to falling capital values, lower rental values, high vacancy rates and "over-rented" leases, when rent is being charged at a higher rate than the estimated value. Another concern is underperforming assets on a balance sheet focused on Britain but that includes France and Ireland.
