A broad-brush view of the share price...
Take the property portflio at NAV (conservative for a REIT).
Add the investment portfolio at 35% discount to NAV.
This implies a share price of around 700, coincidentally matching the peaks of 2002. However I should be surprised if we get there without some selling by stale bulls, triggering some profit taking.
From the chart I expect consolidation at 560, then 640.

Just bought in

Hammerson are looking to set up a REIT and the shares are up.
With the big discount to NAV and the proposed REIT there looks to be plenty of upside here.

yes lucky timing and there didn't seem to be a huge amount of stock at the time when i started buying
shame i didn't manage to get a decent position but an excellent profit in a few short weeks and surely more to come
a no brainer imho!!!!!!!!

Still plenty of headroom here - property portfolio alone worth far more than the market cap.!

Results will be out on Friday; yesterday's Times 'rumour of the day' further news imminent on the REIT arrangements. I think it may be necessary to upgrade my fair value target on this stock following this Friday's results.

it is always to value a property company without much detail
if the newer property gets some decent lets you can begin to see some value
to put aavaluation on the propertygoing into the reits we need to see a seperaate set of a/c's showing debt associated with the property and its total rental income which imho is not intirely clear in the existing acs
but this could be an interesting situation
i was hoping to soak up alot more around 360/370 as this seemed a bargin
as you say a persistant seller has had enough of waiting so wants out,hoping we will drop back to my target level
