MCKS tends to move in fits and starts - in either direction.


Approval of a revised planning application for a Woking resi development

would provide additional funds. McKay agreed a sale

conditional on securing planning.


Also to be fair to MCKS, the speculative Theale logistics development now let on a 10 year term

to Amazon - and the Lombard Street refurb, let and subsequent sale, were examples

of successful asset management. About all I can add.

Cant say I mind 3% yield if on other side it means property quality is maintained and a low LTV. We get about 3% on BTL if we are honest about own time and costs. Hopefully those 3% are index linked to some degree

hs - re MCKS, I tend to agree. I'm attracted by the office sector and by the 37.4% discount @ 196p - now just about the highest in the respectable secondary regional players (I always leave PCA & RLE out of the equation!). However the big concern is their persistent paltry dividend payouts.

Last year a Covid reduced 7.2p for a 3.67% yield; but even if they return to the recent 10.2p level the yield is hardly grand at just 5.2%.

Still; one can snipe a turn sometimes as with limited marketability they can suddenly move 5% to your advantage...

MCKS?, I would not get that excited either!.

It's a small position at an average of £1.96.


Tend not to be exuberant about much I hold these days,

ABF a few weeks ago was an exception as really thought ABF near £16

was an absolute gift, and so it proved to be.

Perspective. Some shares have risen a lot recently but then you look at where they were at the beginning of the year and they are still down 25%.

May be too much all or nothing thinking around WFH.

Sure some jobs may go entirely home based, others may spend a ٪ of time

working from home.


New Office supply will be constrained in this environment and exiting

supply, particularly outside of London, is now aging.


By no means an expert in this area, so just some thoughts.

Under £1.90 on a no deal, above 2.20 on a deal, with a possibility
the recent upper trading range broken through.

Under 1.90 unlikely to be available for too long.

Also some confusion about a no deal scenario,
which is often presented by the media as permanent/in all or nothing terms,
that would not be the case. In practical terms it just means
a delayed deal in Q1 2021 imv.

TRY Interim statement shows they recently added to their CLI stake:

Within the logistics space we took substantial profits in LondonMetric, recycling into Argan in France, Montea and VGP in Belgium and VIB Vermoegen in Germany. The sales in LondonMetric were valuation based and we continue to have a significant holding and full confidence in management. Although London office exposure fell, we added to German cities through Aroundtown and CLS Holdings.

I think there will be deal too EI, but mainly because covid has made the downside so bad for all. Got a few more at 204p. Time will tell


One aspect which really struck me having read some presentations
Is their cost of space appears very low.

Thats sort of reflected in thier NRV too

My concern is how the NI issue is resolved. My Dad, who is Irish and
has a better understanding of Anglo-Irish politics than I do, thinks there is
very likely a deal and the Internal Markets Bill is ditched.

How that would be spun etc.
