I understand the policy is to build units that will come in just under the Housing Benefit limits for the number of bedroom, so it shows the scroungers
still claim enough of our money to deserve a brand new home, with a room for every kid plus a spare room for their visitors from the country of origin to stay when they get free operations!
Will be 1300 YE 2011 tho, boring enough for me.
And it will sell the homes when prices peak again in 2019, we hope

Housebuilder Berkeley Group Holdings (BKG) posted a strong set of results for the half-year ended 31st October 2010, with pre-tax profits up by 18.5%, and expects full-year earnings to grow by more than 10% on strong demand in London and the South East. The company, which is engaged in residential and commercial property development, said pre-tax profits for the six months rose to 61.6 million pounds on revenue 15.9% greater at 336.2 million pounds. Earnings per share increased to 33.5p, up from 28.1p a year earlier. Commenting on this, Numis Securities said: "In our view this is a good update and relates to the strength of Berkeley's landholdings and its South East bias." The shares gained 39.5p to close at 879.5p.

Surprised to see no one up early to comment on today's results.
Astonishingly good imo. Well written too. Bought a few shares this morning
on the strength of the results after waiting on the sidelines.
Not the best timing. But these are for the long term.

I didn't think it was ramping, H. Anything in the sector which survives the cyclical downturn will probably "bag". This certainly looks like a likely candidate.
In the early nineties I made small investments in McCarthy and Stone and Westbury which over the years turned into decent sums of money. I had made up my mind to buy some BKG if it went below 800p again but it went briefly below 790, I felt wary given the volatility (could it even go down to 760 again?) I went to work and missed the moment.....

sorry, that's just deluded thinking which smacks of a ramper...seriously though if you look at cash cover, net debt etc. it is by far and away the best sector play. not that the sector is currently popular...

i reckon fair value for berkeley has got to be close to £18.

it is weathering the storm and using cash reserves to buy up spare land (not that the others can).

given its exposure to the prime market, it has a good long term stragety.

succession policy post pegeley appears to be going ok.

may take a couple of years to reach the £18, mind you.
