It is better to keep the property for two years but if you keep doing it every two years you will probably be taxed on the gains as business. However, some poeple seem to get away with it.

Ludlow - not into property myself, but a builder friend told me you need to keep a property as your main residence for at least 2 years in order to avoid CGT. No idea if he's right, but no doubt you will check.

If they did bring in a higher CGT it would crush the property developers out there and in turn all housing related stocks.

Regarding capital gains tax, we might pay it on shares but I have it from the Lib Dems themselves that if you are selling your business then you are safe. This was in answer to my question to my local LibDem candidate about how they proposed to tax my ill-gotten gains from any future sale of my business:

"While I don't have the exact details at my finger tips, I can tell you with certainty that as part of the changes to capital gains tax, that we have included the equivalent of the current entrepreneurs relief. The purpose of this change is not to punish people who work hard and take risks to build businesses, that is of course something that needs to be encouraged – the change is intended to "catch" market speculation where the hard work involved in running a small business is not involved!"

Why am I now not quite so reassured?

Don't worry ludlow, you'll be helping the Germans bail out Greece.

Presumably you were quite happy while Gordon was racking up a 163 billion deficit and have particular views on how it is going to be paid back.
