Although I am happy enough riding on IERE and KEIF coat tails I cant help but be miffed I didn't get my fill of KEIF at 27p this week. Always the way though. Should be plenty more left in the tank as European plays are still on huge discounts. Think this may be the final stop and if you get off you may struggle to get back on board again.

Paris recovery catches up with London

Paris has caught up with London in terms of locations where investors can find 'fair value' according to DTZ's head of research.

Tony McGough told Property Week that despite a perception that the UK had come out of the recession ahead of continental Europe, Paris yields rapidly corrected from Q1 2009, followed by a rental correction in Q2.

Using the company's fair value methodology, which indicates whether or not an investor is likely to be 'burnt' by investing in a particular market, McGough said other markets, particularly in Asia Pacific and Continental Europe, are catching up with the UK.

However, some cities in Europe and across the globe are being more 'stubborn' in terms of recovery, often because they feature a lot of domestic investors who are willing to pay higher prices and keep yields low.

Seems as though I scared the seller away. My order was unfilled. Happy to put it back on tomorrow. Strange how ALPH and APT have recovered sharply and trade on much smaller discounts despite each having its own issues.

I did try to work out what the earnings going forward were likely to be but there were too many unknowns. There will be considerable loss of rental income but the loans (97% hedged as at June) are hedged at 4.98% and only had an average length of 2.1 years so there will be good interest savings and more loans can be repaid as the swaps expire. The current 1.5p is undoubtedly well covered.

The retracement seems to be entirely within the realms of normal activity. We've fallen back to the rising 50day MA which should provide support. The level coincides with a FIB 50% retracement of the Jul/Sept rise and a 38.2% retracement of the Mar/Sept rise.

That 26.75p could well prove to be the turning point...

I think its just some profit taking. The 4.6p income figure will likely fall sharply in the second half Alan. At end June they were about 90 odd percent hedged. Since then they would have sold properties on a high yield which would have been on floating rate debt. Income will still be decent enough though. UK trusts such as IRET and IFD finally making a move. Likes of European property plays won't be too far behind. On the book for another 200k at 27p.

Hi ALAN - Certainly a sale would seem to be an incorrect call based on the Fundamentals - will look at the TA with the next post. In the meantime I've just averaged with another 25k at a smidgeon under 27p.

I calculated the income per share for the 6 months to 30 June at 4.6p.
Gone through my stop loss but I cannot bring myself to sell.

the price seems to be saying a placing or RI is being planned. the most unlikely companies are having placings as deep discounts- see CIC for example - so you can't rule it out imho.......anyhoos, nothing is going to drive the price while it is on a mere 5% yield and negative outlook in the last statement....

crawford - I posted a reply to your question on the wrong board. Its over on IERE. I guess you have probably seen it though.

Disparity between ALPH and KEIF is pretty stark. KEIF has lower gearing, generates higher underlying earnings and trades on a much larger discount. Yet ALPH trades at 20% higher. KEIF management should take note what a higher dividend can do for your share price.

MERE is dragging down the rest of the sector. Im on the board for some more at 28.75p. Only a matter of time before euro exposed property plays join in the wider rally.
