It's a bit of a mess, but the prospects are still reasonably good. They need to crack on with their schemes and generate some cash. Still a rags or riches share here. An equity issuance would dilute returns, so lets hope they can pull through without one.

This is s total mess. Now they are borrowing money from an NED, but shareholders don't get told what the terms are. What are they hiding? An extortionate interest rate?

It looks like the Merchant Bank Salamanca Group is behind the fund:

"Salamanca has established a company, Funding Affordable Homes Limited (FAH), and is working on registering as a housing association with the Homes and Communities Agency so it could directly own some of the properties.

It plans to enter into long-term agreements with associations to fund the building of new affordable housing of all types."

Oregano, The reference to forward funding implies that FAH is acquiring the completed extra care developments as this is what forward funding is (i.e. the ultimate purchaser forward funding the acquisition during the development phase).

This is transformational news and a much better funding structure that has been talked about in the past:

"Schemes will be forward funded by FAH during construction and through to completion, allowing Ashley House to develop its business without the need to grow external debt."

who knows what this share will do but this sounds like the last piece in the jigsaw to execute on the pipeline, which has risen from £133m to £149m. If they make 5% margins on the pipe they make more than the current market cap, so I am happy to hold on for more.
