I sold on reading Tuffnells woes will buy back at some stage, like the company, all Reits being hit by rise in Gilts.

That entity was always a risk so they must have bought them with a view of what they could do with the sites. Anyhow according to Beeb operations suspended majority of staff out of a job so clearly not even viable to trade. Wasn't in the top 10 of tenants and sad though it is for staff affected at least it gives a prop to those left trading.

Note here ref 9% of rent roll in 2019, expect that to be diluted since then.

If they get that reversion over 5 years and exit at a 5 cap then they ought to get about 11 un-levered returns - call it 10 after management fees

Interesting to see BBOX buying an urban logistics asset and paying 4.5% NIY even if the reversionary yield is much higher.

An update that certainly indicates things are more rosy than the wider economy would suggest but how much of these are deals that were in play before isn't clear. Anyhow nice chunk of extra rental income.

I really like SHED, and rate the management, but do wonder if buying things on a 6% yield really reflects the end-of-ZIRP reality we're in.

Pre-ZIRP, those yields were 10%+. Has the end-market changed that much? Maybe - demand clearly still there - and 6% better than the nearer 4% of last year - but still.

Not currently a holder.

Missed that, thanks. Why is WHR's vacancy rate so high? Eg 100% occupancy at EBOX, vs 93.3% even after this morning's lettings at WHR.

But agree warehouse/industrial/last mile still the place to be, albeit on a different valuation to before.
