Both developments will assist UVEL, have you heard any rumours about when the results are coming out, still no hint in the volume of when will the mall decision is coming out, I'm glad I not in a hurry to get my investment out of UVEL

I was just wondering if the two Hua Xin subsidiaries (Zhongshan Jun Yue Property and Hong Yi Real Estate Co), Mayne and Univision, may consider going into partnership on both the Zhongshan mall and future property ventures. This would solve financing problems and add three more experienced partners to Univision (Leader Smart Shanghai Limited).

The plans are really laid out in previous announcements.
1). Continued profitability in Hong Kong but low growth.
2). Increasing growth in Taiwan.
3). Mall may not be sold but Hua Xin may make an offer.
4). Cash raising to expand in mainland China.

Univision looks to be waiting to restart its journey after a major holdup, due to the prolonged delay in mall completion and the Arbitration further delay.

He's not very old and it's very much his baby. I suspect he'll keep running it for at least ten years, and maybe try to grow it into something big enough to list in Hong Kong. I don't think he's looking to exit. At least not short to medium term.

Might be outstanding future but with such poor record of communication share price excitement will still be absent for large parts of the year imo. They really do need to communicate better than what they have done but I suppose with such a single large shareholder its one of the problems you get.
But is this going to be the week, I would put my sons pocket money on it being the week LOL

There are difficulties with a mall sale due to capital gains tax and one of the reasons Univision have changed their position and have said they may not sell the mall.
The mall was valued at £30 million more than a year ago in the last Annual Report.

Property prices in China have fallen in recent months and stand about 3% up on 12 months ago. The Yuan has fallen against the £, as have the US$ and HK$ over the past year, even after recovering some of the loss in recent months. There are big variations in property prices throughout China.

Univision put in a good performance in the first half year and forecast a good second half. The future looks outstanding for the company despite short term uncertainty over the Arbitration decision and a future property venture.

Have to say 3p would be too tempting as even though I believe that there is a growing dividend within this company I would sell at that level as its just so boring holding this stock. I like you saying at least 3p maybe more on a spike as you have stated in the past a figure of 5.5p on a successful mall sale? Have to say there is no sign of a mall sale in September surely volume will be key to when the decision is close

Increased holding to 4.55m. Trading still remains very quiet and difficult.
The Arbitration decision has to be very close now and should be announced in September.
I still expect that Univision will lease their share of the Zhongshan mall to Hua Xin subsidiaries. Hua Xin have the stronger case, I believe, and the mall Arbitration decision should favour them more.
A lease on the 51% of the mall should give Univision an annual income of about £1m, a guess of course.
Leader Smart need more cash for development of future property enterprises.
UVEL have a market cap of £2.88m at 0.75p a share and annual income from a mall lease plus Hong Kong profits would be about half that.
The shares are worth at least 3p in my opinion, allowing for exchange rate moves. A market cap of £11.52m.

I'm ready to buy more stock and get to 5m before the next two key
anns are made. I'm being given a price to buy from 0.78p to 0.81p
but want to pay the same as last time, 0.722p. If you need cash why

Just that with a dividend you are getting a yield which is far
superior to the Bank rate, lets face it without a dividend it would
be nearly impossible to stay invested in this share as its so quiet
and gloomy waiting and waiting for updates which never come.

policy" to "pay an annual final dividend".

Depressing to see that 50,000 could only attract .68p, bring
forward the results to lift the gloom it takes a real optimist to
keep on holding. I take it based on previous statements and half
year results that a dividend is a certainty?
