30/8/2014 01:15 | There are difficulties with a mall sale due to capital gains tax and one of the reasons Univision have changed their position and have said they may not sell the mall. The mall was valued at £30 million more than a year ago in the last Annual Report. Property prices in China have fallen in recent months and stand about 3% up on 12 months ago. The Yuan has fallen against the £, as have the US$ and HK$ over the past year, even after recovering some of the loss in recent months. There are big variations in property prices throughout China. Univision put in a good performance in the first half year and forecast a good second half. The future looks outstanding for the company despite short term uncertainty over the Arbitration decision and a future property venture. | noirua | |

29/8/2014 15:58 | Increased holding to 4.55m. Trading still remains very quiet and difficult. The Arbitration decision has to be very close now and should be announced in September. I still expect that Univision will lease their share of the Zhongshan mall to Hua Xin subsidiaries. Hua Xin have the stronger case, I believe, and the mall Arbitration decision should favour them more. A lease on the 51% of the mall should give Univision an annual income of about £1m, a guess of course. Leader Smart need more cash for development of future property enterprises. UVEL have a market cap of £2.88m at 0.75p a share and annual income from a mall lease plus Hong Kong profits would be about half that. The shares are worth at least 3p in my opinion, allowing for exchange rate moves. A market cap of £11.52m. | noirua | |
