SKYSHIP - Do you have any thoughts on why the property sector has fallen apart over the last six months? Interest rates aren't going up anytime soon, corporate bond yields have risen a bit, sterling is weak but underlying asset values are still rising. I don't have any real market exposure but intellectually i'm still a little bewildered.

I keep reading of purchases in EIRE, especially in Dublin itself. We were in there quite early on, so hopefully more profitable sales to come from there soon...

Godber and Hamilton seize on U and I slump

Citywire AAA-rated deep value veterans George Godber and Georgina Hamilton have sharply increased their exposure to property developer U and I Group (UAI) following a 30% drop in its share price.

The managers upped their investment to 3.2% of the business worth £8 million at a share price of 200p, down sharply from a peak of 292p in June.

The shares are held in their £725 million Miton UK Value Opportunities fund, the second best performer in its UK All Companies sector over the last year.

U and I Group – known as Development Securities before its takeover of Cathedral Group last year – is an urban regeneration specialist with a focus on London, Belfast and Manchester. It currently trades at a dividend yield of 4.2% and a price-to-book of 0.7, versus a peer group average of 0.9.

Broker Peel Hunt upgraded the company to a ‘buy’ in January on a price target of 290p

Tilts - I hate that word ramping, though I know said in jest. It does of course apply to the world of penny stocks; but not to investment grade companies.

In that midsummer'15 spike I actually sold some right at the top @ 290p! Bought back in too early for the next roll of the dice due to BlackRock's decision to exit.

However, agree with you totally that an institutional tap has to end; and when it does, the snap back up can be extremely profitable. 200p is the final sell-off base this time around; so don't wait too long Tilts...

Hadn't noticed the fall down to these levels.

Cash freed up from ARTL I might be persuaded by your "ramping" SKYSHIP, if they get down to 190!

Fantastic return last time round even though I was premature on selling.

Love these situations of institutional overhangs whereby the price gets driven down to oversold levels.

Happy to be fleet of foot in markets like this.

Blackrock lightening their load further. They are now below 5%. Seems to me like a great time to be buying/adding UAI while Blackrock overhang continues to suppress the price. Think discount to NAV. Think possible special div (8.00p paid April 2015). There's a lot to like about UAI at its current level. Aimho.

"Market knows best". One of the most hackneyed and plain wrong statements possible to make.

In the lower cap companies the Markets merely reflect the personal investment bias of a few powerful fund managers. Swings from the norm, both up and down, provide contrary trading opportunities.

Take a look back at early 2013. The Pru & BlackRock were selling down their holdings and DSC (now UAI) was languishing. Suddenly the tap dries up, the Quantum Fund (Soros) buys; and those ignoring the stats and bleating "The Market knows best" miss out on a near instant 33% gain.

Ignore the doomsayers, make your own judgement; but do make a note in your diary to revisit here at the end of April Finals.

It is another firesale sold into by escaping insti's.

They keep announcing all these seemingly amazing deals and rns's yet the graph above tells the honest truth.

Why,if all is fantastic,are we falling off a cliff?

Interesting to see Miton UK VALUE OPPORTUNITIES FUND increasing their stake above the 3% level while Blackrock continue to reduce. Appears to be a fair bit of movement by IIs taking place on the shareholder register at present.

Last year's 8p Special dividend was announced with a Trading Update on 24th February. Hopefully we'll see the same, possibly as soon as next week:

Seems like a decent return over a short period of time. I am also pleased that they are making further progress towards their full year gains. I will be even more pleased if they share some of the spoils with us via special dividend again, rather than just reinvesting it all back into the business.

U+I realises GBP2.3m of profit from sale of Charlemont Clinic site in Dublin:

U and I Group PLC (U+I) today announces that it has sold the Charlemont clinic site in Dublin city centre to Dalata Hotel Group plc for EUR11.9 million, realising profits of GBP2.3 million, representing an IRR of over 50%. U+I acquired this vacant 1-acre site in December 2014 for EUR7.1 million and has since secured a resolution to grant planning permission, subject to certain conditions, for a redevelopment of the site which will deliver a 4* 181-bed hotel and 3 residential units.

Matthew Weiner, CEO, U+I said: "We are pleased to make further progress today towards our full year gains and also in our activities in Dublin. Dublin is one of our three key areas of geographic focus with a number of ongoing investment and development opportunities. The announcement today marks our first major profit contribution from our activities in this market."
