Must be part of the strategy bore holders to death then a low ball offer normal PE behaviour.
Hope management tells them to take a running jump then get on with the day to day running.
Let's be honest it's not a huge conglomerate they own 20 or so big sheds .

Run it to the wire , or are they waiting on a reply from the takeover panel ?

Why would anyone be shorting here? Ignore the possible bid situation but look at the chart and eurozone interest rate. Given valuations on the London market there are almost no short opportunities.

Roughly 40% of the days volume gone through in the closing auction. Always the chance it’s shorters closing positions, but hopefully bodes well for next week.

Yep - cheap equity plus synergies - they from memory have about 5-7% cost leakage from rent v about 25% for EBOX

I suspect SGRO were taken aback by Brookfield's surprise intervention; and decided to wait things out before stepping in with their own offer.

With their expensive paper they can make a share rather than a cash offer.

Be amazed if it's not an extension, but fingers crossed for something over the weekend - the papers will no doubt know.

Looks like we'll need to wait till Monday to see if there's a bid. At the very least Brookfield must be serious about the assets as they would have already walked away by now if not keen. I'd like to think they're negotiating on price. Either way prepared to take a short term 10% hit if nothing happens as think these will stage a good recovery once rates start to fall.

SEGRO acquired 3 warehouses in Netherlands for E222m at net initial yield of 4.6% at acquisition and the equivalent yield is 5.8 per cent maybe an indicator that European mkt is still alive.

My guess is slightly more than 60% but this is based on the rather naive view that the normal rules of behaviour apply.

Brookfield will have spent a long time looking at EBOX... then four weeks since they came out and made the announcement....if there were serious issues these would be known by now and they would have stepped back.

These people are serious or they must be considered time wasters ....not impossible but hardly a good look.

It looks like it is now down to price.

70p upside, 56p downside. Either way , they yield over 6% which is a very reasonable income

Its going to the wire so that has to be good. They can also apply for an extension. I believe an extra week if they need it.

So how likely do "we" think it is for there to be a formal offer forthcoming?

In accordance with Rule 2.6(a) of the Code, Brookfield is now required, by no later than 5:00 pm (London time) on 1 July 2024, to either announce a firm intention to make an offer for the Company in accordance with Rule 2.7 of the Code or announce that it does not intend to make an offer for the Company, in which case the announcement will be treated as a statement to which Rule 2.8 of the Code applies. This deadline may only be extended with the consent of the Takeover Panel in accordance with Rule 2.6(c) of the Code.

==================

So, tomorrow or Monday they have to put up or shut up!

Yep; a cheap take out more palatable if it happens quickly while opportunities abound Glad I've minimised my fx exposure with margin loans

Yes anything close to 70p would do for me - clearly worth a lot more than that, but can easily recycle into something similarly cheap.
