On "proper" social housing, I believe councils can borrow against assets to build, or presumably commission. But councils are so cash strapped that I can't see many having confidence to do this. Any views?

omg48- Short term any good news tomorrow could add a few more pence to the sp, Long term I see this advancing towards £3 maybe sooner than expected, If PSN lost there help to buy it would certainly help Tw & other house builders, Whatever happens once Brexit is out of the way I think we will see most shares advancing north rapidly. How ever I think that for quick profits anyone that bought at the bottom at £1.30 will have made a nice profit already, Not that I am patting my self on the back for doing so but anyone that seriously thought these were going below a pound should not be investing in the stock market IMHO

First-time buyers now make up the majority of home purchases bought with a mortgage in the UK, figures show.

The Halifax bank said the last time such a situation existed was 1995.

Halifax said first-time owners in 2018 accounted for just over half of all sales with a mortgage.

There has been an overall increase in UK first-time buyers from 192,300 in 2008 to 372,000 in 2018, although in Scotland and Wales numbers have fallen, the research found.

According to the Halifax , the average price of a typical first home has jumped by 39%, from £153,030 in 2008 to £212,473 in 2018.

It said terraced houses, followed by semi-detached properties, were the first-time buyer's home of choice over the past decade.

Interesting to see whether tomorrow’s negative headlines re PSN and HTB, negatively affects the whole sector on Monday. Seems the timing is no coincidence given PSN results on Tuesday. Wimps may suffer some collateral damage. Wait and see.

Looking forward to Wednesday, results should be excellent and another rise in dividends, only drawback for me is on same day [I think ]as brexit votes. If same rise in share price % wise as BDEV will be something to look forward to

Most companies have a power to do buybacks. Lots more than actually do any.
I think that is in case of a real plunge from Brexit.... I think they will leverage and buy the stock

RICS UK Residential Market Survey found that the number of new properties being listed in January had deteriorated to a net balance of -25%, the lowest since July 2016.

New buyer enquiries had also fallen on a seasonally-adjusted basis, the sixth successive monthly decline. Agreed sales declined as well.

The average time taken to sell a property continued to lengthen, meanwhile, reaching 19.4 weeks - the longest since 2017 when RICS started measuring the data point.

Contributors to the survey blamed Brexit for the weaker market conditions: "In the near term, contributors sense little prospect of a turnaround, as concerns over the potential impact of Brexit continue to cause hesitancy, alongside affordability constraints in parts of the country."


More a case of affordability imo - property eye wateringly expensive in most parts

That might be the case but they have never said "There is no share buy back planned".

That option is still open to them even if it means potentially selling off some of the unwanted land bank.

Tlobs. The BoD needed to correct a mistake which was voted through at the previous AGM, as a matter of corporate governance. It just happens it was the resolution giving the BoD authority to buy back shares, it could just as easily been any of the many other standard resolutions voted on at each AGM. It’s a great leap to believe this was corrected specifically to buy shares before the next AGM. Also, all share cash is committed to the special dividend this year. £350M excess after the standard maintenance dividend of £250M giving £600M this year. Thats just about a dividend cover of 1. Wimps won’t borrow money to buy back shares.

Disney, where have they stated that there is no share buy back planned?


The last approval in a quickly scheduled meeting over the Christmas break was to correct paperwork so that they could start to buy back shares.


DYOR it might do you good.


PS A nice late trade through there at the end of today of circa ten million shares. Could that be the start of the buyback Donald? :-)

There is no share buy back planned. This years special shareholders distribution is confirmed as cash. £350M in July.
