TNAV 57.3p/share is no great change but 0.38p divi will help. Trading performance continues strongly. 4% reduction in building cost to £102/sq ft is very good.

Hidden from the headlines is a new dividend policy. A regular "maintenance" divi and special one off divs like PSN and Berkeley only not quantified as yet. I expect the analysts to press the board on this in today's presentations.

Still another 2p share of unrecognised potential deferred tax assets. However value of deferred tax assets will continue to decline as CT reductions come into force.

Will be interesting to see how the market digests all this in relation to the peer group. For me BDEV is the one with best legs left. First market reaction today looks like a 10% discount to TNAV.
