Yes.

The positives of no debt is that no more interest payments which is straight to the bottom line, they have enough land for the next 4-5 years according to last set of results.

An attractive aquistion for someone perhaps?

So you are basically saying that although the asset has gone, so has the debt and one counter balances the other?

Spenny - I would not expect a % of shares to be sold simply removal of the asset on the balance sheet for a cash consideration i.e. and accounting entry. What is does mean is we have a business value at X amount which now only produces X amount of turnover and profit.

The question being is TW. worth more as a business with no debt and less revenue / profits than it was with debt and higher revenue / profits.

I cannot see a consolidation myself or a reduction in shares.

How does this work. If the US is being sold does does that mean that it is a percentage of the shares that are being sold which means after the sale there will be less shares in issue? If so will could there be some sort of consolidation or does it just carry on as nomral? I'm trying to get my head around this.

I think we may get the odd shake now before lift off, so the Ruperts can load up.. i will be topping up big time anything under 36p..

As an ex-senior executive of the LloydsTSB Group I sold all my shares and options at £8 and £9 when I retired at 50 some 15 years ago and bit the bullet and paid the capital gains.It broke my heart to see the bank taken to the cleaners.

I have bought some back around the 33p level but will not be tempted to add any more. There are many better investments out there in my opinion.

APHRODITES ; If only time was on my side! Have done really well out of Lloyds since the debacle selling out when it went north of 77p last September. Have been buying back in fronm 68p down to 60p. Reckon Horta will really deliver despite the political cretins.

SMURFY : Sorry about your QED experience. I've been trading it up from the 38p level. It's now my 'punt of the year' stock.For what its worth!

shaws : I'm also really happy with TW. Don't think it will be long before we're back in the 40s.

JJ, i do agree with you, my chart is showing APHRODITES thoughts of the Eliott Wave.

One thing for sure is we will have to fill the gap shown in red. The 21st will be a great insight into the future. Im very confident of TW. going forward. It's a great recovery stock imho. :)

Already in LLOY for quite some time (real shares), l trade it seldom via CFD's, good luck with it. I'll still watching EMG, not sure if i'm missing out...

QED is one of my long suffering holds although only a months wage so no big deal. Still got a %40 loss on that but thankfully it's recovering slowly.
