Trading update on the 14th, probably looking at:

Top end estimate in terms of numbers
Record forward order book
Increase in average selling price
On target to achieve Savings of £15m achieved by removal of DMD's, office closures, restructuring of office staffing (redundancies) and tighter cost control (screwing of subcontractors)
no mention of leasehold
Optimistic but cautious statement from Pete Redfern "light at the end of the tunnel" vaccine etc, high demand for properties, government assistance, main goal operating margins and the safety of TW employees and customers (COVID)
Return to dividend payment

Share price... 175?

Why?
Housing market is open during the lockdown. It was only closed during the 1st lockdown March-Apr last year, which resulted in the pent up demand.



Reasons to leave home include:

- Activities related to moving house




You don't suppose they left housing market open as they don't want to extend Stamp Duty hol?


Best to keep up with events. ;-)

Looks like pent up demand for houses is going to surge again,Looks like I will be having another record year judging by today's order intake which has already exceeded the whole of last Januarys orders in just one day, did someone mention a crisis????!!!!!

manufacturing - they should continue to travel to their workplace. This is
essential to keeping the country operating and supporting sectors and
employers.

PSN pretty good (relatively) today. It seems they still like to kick this, hard.

Had to sell some of the POLY and FRES to add here - difficult to do when they were just going up all day, but fortunately managed to leave it pretty late in the day.

I suspect a dip first thing tomorrow - and will be adding.

Jugears, not to worry, you can resort to the hold for 10-20yrs assertion... 50k at 160p to add to your 150k at 170p!!

Look forward to the HBs TU, which I'm expecting will be good updates, as they will show trading before H2B, SD hol.
The important bits will be their comments on H2B, SD hol, furlough ending over the next 3-4 months.

Nice little tree shake today as expected,bought 50k for fun to see how I get on trading these. Imo no reason for today's fall other than MM manipulation, Sales still very strong & buy to let market booming, With foreign investment in the major cities busier than it has ever been providing my company with a very healthy additional income stream, at the moment they cant build flats quick enough in London, Manchester & Birmingham.

Not clear if a 'full lockdown' means outdoor and construction closes. From the detail, it appears not:

"New laws will require people to stay at home and work from home where possible"

For the moment, it's just in Scotland.

Re Covid IMHO They should utilise all UK based qualified medics from the army navy and Air Force and set up dedicated vaccine centres in local council sports halls and use the regulars for admin and queue control. This would deliver mass vaccination in the space of max 3 months then rinse and repeat for the second dose. Anyone would think I have a background in emergency planning and disaster recovery 😂

Surely 2% for foreigners on house purchases just makes it easier for Brits to get on the hosuing ladder? And Brits buying houses means they will live in them so give life to our cities whilst 2nd homers from overseas only visit for a few months of the year and leave the house or flat empty the rest of the year.

Jugears. Thank you for a full response. Yes I am doubting lots of things lately but the difference between us is that I love cars and they give me a lot of pleasure as I don’t smoke or drink so cars and cruises are my ‘luxuries̵7;. I am not buying to impress anyone as Audi are certainly not the choice of the ‘jet set’ or attention seekers. Like you I do believe in the medium term value of Tw and would only be selling between 20&25 % of my TW shares to fund what I need. I will hold the rest as you say for the decent dividends and some reasonable capital growth over the next 2-3 years. I have taken a reasonably small stake in PRE & GGP plus increased my holding in SRB to help diversify my portfolio into precious metals having long held a reasonable stake in JLP which is also now flying. Thanks again for your time and thoughts.
