How can you say that? Everyone's situation is different.

Homeowners, living in their main residence, are probably unlikely to sell anytime soon..

But...
Btl investors are more likely to sell if they see house prices on a downward spiral, especially if they are reliant on their investments for their pensions within the next few years.
People who have lost their jobs who can't pay their mortgages will be forced sellers.

Foreign investors withdrawing from international property investment are likely to sell.


The lockdown doesn't just affect TW, it effects all HBs. It also affects estate agents, solicitors, surveyors who are also in lockdown.

Will there be a 2nd wave of Covid-19?
What about Brexit?

It's pointless building homes if you can't sell them...


There's a distinct lack of clarity which no one can answer with certainty.

We are a very resilient bunch in the uk a lot more so than some would give us credit for. I think things will pick up pace quite rapidly once lock down is over, IMO you can still do business with people & keep your distance, Pubs & Leisure will be the hardest hit along with garages selling cars, Those highly geared companies that have no assets & lots of debt will probably fall, But there competitors will no doubt pick up the slack, there will be winners & losers, Those sections mentioned have huge competition unlike the likes of Tw that has huge dominance in an industry that has very few players, Like all of the large hb's Tw will survive & will be bigger & better in the future , & so long as I can reach my share purchase target at anything below £1.50 I will be quite happy, As you know long term always pays the largest dividends, that said I have done Ok buying & selling a few recently as well. I have done a few calculations & even if lock down lasts another six months Tw will still have very sufficient fund in the bank. If house prices fall people won't sell & tw won't build, lack of supply means rising price eventually so what goes around comes around. I can wait I don't need the money & neither will my kids probably so it looks like my 8 month old grandchild is going to be very rich one day.

Jugs - based on your own criterion, you might not qualify for UK citizenship!! Lol. But you speak from the heart and clearly know a lot about building, investing and appear to be a good judge of character. Anyone who maligns the Yanks is OK in my book.

As I have said recently, people/ businesses coping alright in short-term, but I do fear for people, their jobs and their businesses, if restrictions extend for months not weeks; as I think they will.

Lucky old you I'm at work, but then someone has to keep the country moving I suppose. We don't have an hierarchy in my company we are all pieces including the machinery that make up the whole, We all play an important role to keep the wheels turning. My only concern is getting behind with orders as I have heard a lot of sites & industry are planing to go back by the end of the month & at the moment we have a back log of orders to fill. I must say that my 45 minute drive to my factory has become almost pleasurable, with so few cars on the road, It does make you wonder how many people actually do need to travel in there daily lives? You do have to laugh at some of the desperate comments on here though obviously written by people that have no idea how the industry works.I have lost count of the amount of time the so called experts have predicted a housing slump, Tw shares falling to 30p, Where as in the last recession people didn't want to by houses ( Although Tw did pretty well considering) Now that people want to they are being prevented from doing so which is a big difference.

Jugears, I started work as a trainee at Fifteen and ended my full time careerer as a Head of Department, after which I moved onto agreed Contractual work as a Consultant during which time I never forgot that I was born into life at a shop floor level.

At one of the last factories, I had over 180 on the shop floor, overseen by four hand picked managers, every day I walked the shop floor and spent time with the Operators, discussing whatever they wanted to talk about.
I also ensured that every worthwhile operator got the best pay package that I could screw out of the Board of directors.

After the age age of twenty one I was never again one of us but my start in Life always ensured I never became one of them :)

Took the Third glass of a decent red to write that :))
