I dunno either. |
Me neither and I have owned a new build. I really don't know where these trolls get this rubbish from. |
“ Well I've worked on thousands in the last near 50 years if that helps,”
No that doesn’t help. No use to anyone to be fair |
“ newish estates” being 2001 to 2012 around there on fully adopted estates.. Excellent properties with EPC C ratings, though probably need to add felt support trays by now
But there’s no debate here. Just look at every new build on rightmove . Show me a TW on rightmove without an estate management fee ? It’s an uncapped fee therefore could potentially harm the future saleability of a house imo |
Well I've worked on thousands in the last near 50 years if that helps, my children live on newish estates & have never paid any but then there roads were adopted by the council. |
Yeah it’s every development these days. Must be by national order, can’t be a coincidence that all developers sold out to management companies at around same time? |
Jugears you don't know of any estates with management fees? What is your experience in housing developments??? Certainly in my experience EVERY development over the past 20 years has had management fees for POS's , play areas and the such like!!! Obviously you ever seen Local Authorities adoption charges and conditions!!!!! |
I can honestly say that I do not know of any estates with management fees. |
Eg
Property Description :
‘ Tenure: Freehold Estate management fee: £207.08 ‘ |
“ tbf I don't know of any estates in my area that have any management fees “
Uh errr….
The new build estate on the end of your village has estate management fees attached |
“ once complete most are adopted by local council that fleece everyone with council tax “
Uh errr
All fake freeholds pay both the estate management fees and full council tax. Effectively paying twice for one service |
“ Not many estates have management fees in the UK,”
Uh errr…..
At least 80% (according to CMA) of all large new build estates are fake freeholds managed, or scams as one MP called them |
Not many estates have management fees in the UK, once complete most are adopted by local council that fleece everyone with council tax, tbf I don't know of any estates in my area that have any management fees or any houses that are leasehold, & don't ever rember working on any either, so not sure where you are referring to? |
At least you know where you are with payments in a new build electric car.
In contrast the estate management fees on your typical fake freehold will eventually total more than the original purchase price of the house, won’t they ?
Uncapped, never-ending fees. What a racket
IMO |
Exactly, for once I agree with you, but anything this government does will take at least 10 years,I wouldn't even buy an electric car let alone fly in an electric plane. |
Should be flying less so as not to pollute the air. So they are using the prospect of electric planes to justify the runway. Might get you as far as Stansted on a full charge down wind, not going to happen for any real distance. Bit of a stretch to link a 3rd runway to new build sales tho |
“ Heathrow will be fantastic news for the rest of the countries housing market when people move away!”
I don’t understand that comment at all Bugs. Have they given you the PIN code to leave the building unsupervised or something |
Jughead is there an ounce of sense in that vacuous abyss called your brain? |
Sikh, I wasn't expecting anything & why should there be? seem to be selling just fine without any government intervention, falling interest rates alone will be enough to propel the housing market IMEO! Although TBF she is going to relax planing around Railway stations????? & extending Heathrow will be fantastic news for the rest of the countries housing market when people move away! |
Is my house free from hold (freehold)? Ah well um sort of, if you don’t mind paying the management company whatever uncapped fees they demand. And you’ll need to buy a sellers pack from them if ever you want to sell lol. |
One small snag being that the freehold is fake ? |
Oh
‘ Buying a new-build home only to discover it is plagued with issues – or “snags”, as those in the industry refer to them – is common, and increasing. A damning report last year from the Competitions and Markets Authority found that a growing number of new-build homeowners were reporting a higher number of snags.’ |
The Chancellor announced her big plans.
I haven't seen anything new re housing market/HBs. |
