 Kreature, this will be back to its comfort zone soon, anywhere between £1.50 minimum upwards, I only own a row of 5 houses that I rent out & 15 commercial industrial units all paid for so not selling, but stamp duty is only going back to what it originally was prior to covid. I think far to many people are currently underestimating the housing market,its not the price of a home or stamp duty that is deterring some buyers its interest rates & as they fall more buyers return, don't underestimate just how huge the housing crisis is in this country its catastrophic & worsening by the day, the government may want 1.5million houses but is powerless to get anywhere near that without the house builders & all supply industries on there side. TBF I'm not sure how Long Starmer & Reeves will be here, very unpopular with Donald at Trumpton Towers, I think they have already overstayed there welcome, as for interest rates I think we are looking at at least a 1% cut this year now. I would say IMEO that all the bad news is already in the SP(& then some!)any small piece of good news will propel the share price upwards. |
Sorry bugs, I was presuming you had many houses where the stamp duty would be higher since budget and higher again from April I think. Aiming to sell if this ever gets over 120. Budget and freehold ‘scamming̵7; is harming new builds imo (‘ScammingR17; according to an ex MP anyway) |
Well its only changed by 2.5k from what it was before so hardly an issue & as its only a one off payment anyway but over the lifetime of your mortgage a quarter point cut in interest rates will save you a fortune & that will be the deciding factor when it comes to buying a house, not a one off payment. |
Been looking into buying a genuine freehold house but completely put off by the increased additional stamp duty. The only option is to make an offer minus the stamp duty. So won’t hell freeze over until both sellers and buyers adjust to the new impossible normal ? |

I don't need to worry about trading I'm not planing to sell any, I have all the money I need this is for my grandkids & their children. I have only ever sold two shares for less than 100% profit In nearly 50 years of investing, I cant see the point of a few pennies profit but like I said you haven't got any! |

I’m in here since 1.11 Jumborear but only for the dead cat. Buy to let new-builds traditionally don’t leak, and they comply with upcoming EPC rental regulations of C or above. But no landlord in right mind would want a fake freehold with additional stamp duty. How they going to find a tenant gullible enough to pay estate management fees? |

What is the point. There’s no more demand from buy to let buyers anymore. A 300k house would cost them 317k after the tax. Then you got to find a tenant stupid enough to pay the estate management fee as well as the council tax |

High wage inflation is a concern, hence why interest rates have been higher for longer and will remain so. |
