This is today a very sound company and an obvious take over-candidate as the pension trust is now gone. 150p is a totally realistic price target for any such transaction.

Well it will be one or the other. The last few years' TUs moving backwards from 2021 have been 9 Dec, 21 Jan, 12 Dec, 21 Jan, 21 Dec.

Anyway, it's a sitting duck IMO.

A strange one as normally trading statements come just after year end.
With a month to go with sales to year end its risky having a stab at unknown data.

I would not be doing one till 14 th of January or thereabouts as guidance to full year.
prices and markets are now more normal

I'm not sure why the price fell on this news, personally I am very pleased. It should substantially de-risk the balance sheet and hopefully getting the surplus cash back will make a small dent in the net debt.

It looks like they've missed the boat on getting top dollar for all that surplus property though, will they wait another 15 years for the next property boom before selling?

The pension buy out removes a potential risk esp when the fund is around twice the size of the company in terms of assets.The small surplus in escrow being returned is a bonus.

At this time 10 years ago market cap was £14 million. Today having blown £23 million on acquisitions market cap £14 million.

I think the company has blown its chance to get a good price for the surplus property. 6% interest rates are going to cause carnage for property prices and I believe potential purchasers will already be much more cautious before committing to a new land purchase.

This looks OK. Hearing towards 12-14p of EPS after substantial depreciations. Further property sales will reduced net debt while enhancing the Equity further. Shares no doubt worth 100p+ With long term scope for more.

Reading statement chair should be Embarrassed comfortably ahead of £28000 ,could mean £35000 maybe £50000 certainly does not suggest reasonable profit of say £1.7million 9n sales of £45/50 million.
