It's near impossible for a private individual to short stocks these days unless you are considered to be "a financially sophisticated investor"-which I'm not. However, this company is facing a substantial rebellion from it's agency customers and the share price will very likely move south quite sharply.

They own a mediocre website and nothing in the way of valuable IP that I am aware of. There sole market is UK property, so no diversity. The market will at some point see a massive downturn for two main reasons:
1) The property bubble will burst when the credit cycle finally hits the wall and the wheels fall off.... everything...
2) The market for B&M estate agents has had its day, and as with so many other industries, it will move to be almost solely online, their revenue stream will plummet as estate agents go under unable to pay Rightmove fees and compete with online agents like Purple Bricks, and I guess their fees to rightmove are a fraction of what they would have to pay as a chain with multiple offices.

They have been rising on the back of a constant buyback program, if they released some of the retained profit from treasury for a buying spree if similar websites or some associated businisses I could see some reason for this cuckoo share price.

I know it matters not what I think, but what the market says, and so far it seems I am wrong... But not for too long I'd bet!

Dudes, it's all about a portfolio. You can't just hold names like shell that are undervalued or trading on tiny multiples, you have a mix of those and ones like RMV. Truth is, they own a powerful network

How the hell can a uninspiring website be worth over 6 BILLION quid!
It does not do anything particularly clever or technical, and I still do not understand how they have clung on to their first mover advantage with their excessive fees.

When will this bubble burst? Will it take some cracks in the property market? Or for a major estate agency to go pop?

At some point, this and OCADO will be the best shorts on the market. Not going to try to call it, just a prediction, but I think the top may just be starting to blow off...

Hugely profitable cash generative business-but very concerning signs in recent times of arrogant complacent management, most of whom have become very personally wealthy running a company that most educated chimpanzees could manage.All seem very happy to ignore the discomfort of their agent customer base at the endless upward pricing structure against the weakness of a residential sales market with even well established business like Foxtons in London closing established offices.Beware.

It's just a great business with a fantastic brand and throwing off cash....

Remember it doesn't sell properties it just advertises them. It has nothing to do with the property market in that sense.
