can't say where and is only speculation from other sorces who tell me that Gladedale are determined to become a much bigger player in the industry. they did try earlier and just missed out on Fairclough's, (to Miler)so they will be aiming for a large company (not many left to chose from) Bellway are out of the question IMO due to their own organic growth, persimmon i feel will go for Bovis (both had same banking facilities until recently when one changed - can't remember which - but would make you think of a conflict of interest)which doesn't leave many others. i do have other info (not much though)but don't feel it should be made public yet. there will be a lot of movement within the industry this year but i feel that most stock are already too high...

just back from weekend away in a lonely part of Scotland so have just seen the fun today! mistertibbs, it would be a bit early for Barratt to go for another bid - they need to show they can make something out of WLB first. I think Persimmon will bid for another builder within the next year, as the other big players will be busy merging etc so it will leave the field open. Redrow looks reasonable value and may be an easy target if Morgan is keen to cash in his remaining shares.

the only problem with todays news is that I also hold Barratt and people seem to be switching out of them into hotter stocks. However Barratt should recover when they (hopefully) get into FTSE100. exciting times - good luck all.

The suggestion going around appears to suggest persimmon or barratt. I'll just watch and hold. Wouldn't surprise me if private equity start sniffing at housebuilders sooner or later.

I've held RDW since it floated, always hoped I might be able to claim the 1% shareholder perk on a discount for a new house. Vain hope, it turns out. Regular dividend and overall a good capital gain have compensated.

Any ideas on a match for RDW, must be some companies out there uncomfortable with the new Taylor Woodrow/Wimpey conglomerate.

Nice dividend of 7.8p could blast the share price down well below 600p.Pity they seem to have done about the same as last year.Not exciting enough results.Well run company but share price too high for a bid IMO and as they are in the business of selling cheap housing who is there to buy them out...Telford/Galliford Try????

there will probably be another opportunity though, I can't see this volatility ending yet - there are too many threads to it.

RDW now has the best reputation for paying contractors on time
some as little as one week ,says a lot for the healthy state of their finances

a 21% increase to 21,000 building plots, average house of
162k seems to be in the right price bracket,

but the chart looks down, to turn around from the high of 2/1/07

by a strange coincidence I have just taken profits. I think the recent rise has been driven by moves to speed up planning procedures - Redrow has a big strategic land bank. Beginning to wonder if I should have held on - I'll have a look at Ben Bailey as well.

well the bid has come for Crest instead of Redrow, but who cares - Redrow have jumped anyway. (And I hold Crest as well, so time for a beer, I think.) Redrow's turn will come though IMHO.

What does anyone know about rumoured talks of the takeover of Telford Homes.I have seen nothing in press just what I have heard on building sites.Anyone?

Would be good.This is fits in with our best peforming part of our business geographically.

Trading Update


Telford Homes Plc issues the following trading update for the year ending 31
March 2007. Interim results will be announced on 21 November 2006.


The directors are pleased to announce that the strong start to the year reported
at the time of our Annual General Meeting on 6 July 2006 has continued with
sales progressing well. In particular, all 179 private homes at our development
in High Street Stratford, OneStratford, are now sold with 175 contracts
exchanged and the remaining four proceeding to contract.


In addition, we have secured an enhanced planning consent at our major
development in South Woodford, Queen Mary's Gate, increasing the number of homes
in the development from 441 to 498. Although we have not yet begun marketing of
the private apartments (the launch is at the end of September), we have already
registered enquiries from more than 800 prospective purchasers, indicating very
strong interest in this development. We have already sold 14 of the 16 private
townhouses that form the first phase of the development.


New land opportunities are continuously being appraised as we seek to extend our
development pipeline; we have recently exchanged contracts to acquire another
site close to the future Olympic Park which we hope to develop in the medium
term.


As a result of successful trading to date, the directors expect the interim
results to be very strong with profits weighted towards the first half of the
year. In addition, we are confident that our results for the year ending 31
March 2007 will exceed current market expectations.

thanks laf, I've been searching for some bit of gossip or news to explain the recent rise. This rumour has been around on and off for a while, so I suspect there is some substance, perhaps BDEV directors rushing off to Wales for dinner, or some well-known property valuer seen visiting large Redrow land holdings? The Persimmon / Westbury takeover was rumoured for a long time before it eventually happened. I also notice Redrow ads on TV recently - perhaps they are trying to raise the company profile......

edit - in fact the thread title says it all. perhaps we should change it to "Barratt bid rumours surface again"
