The price here looks way overdone, but the market can remain irrational for longer than we can stay solvent, as the old adage goes. I am still thinking about the downturn in the property market that I expect to occur, and whether this would be beneficial to PB or not? Their model is pay up front, whereas the traditional guy gets paid upon results, I.E when a sale is achieved and money handed over. I wonder whether this might go against PB, when some people are asset rich and cash poor? Speculators for sure will use the traditional guys, as they don't have to pay unless it sells, and they can test the market that way. | andy | |

I suspect the USA will have to reverse their recent increases if their economy continues to weaken. Agents, like market makers, make in a bull or bear property market of course, although they suffer in the turn as the sticky patch between when people refuse to accept a offer lower than what they would previously have received, and reality setting in can take a while. | andy | |

I have expected property prices to fall for at least a couple of years now, and finally there are signs that may be starting. If a property price fall occurs, will it benefit a low cost provider like PB, as people look to minimise costs? I think it might, the bit I like is the upfront fee which prevents timewasters, and I wonder whether other agents may change to a similar practice? I suspect some might, as British Airways has introduced some aspects first used by budget airlines. It's really annoying to view and like a house, put in a bid, and then learn it has been withdrawn from the market, and the agent tell you they were just testing the water. It may work against them if people are short of cash though, preferring to pay up once the sale is completed. I think the current cap looks way too high, but US based companies such as Amazon, Tesla, and Twitter also enjoy high valuations, so first mover advantage clearly counts for something. | andy | |
