It's nothing more than what's been reported over the paywall Merely just a rumour of a bid from PE, with one equity analyst saying that the rumour was credible (which could be said about most UK REITs at the moment) No bidder identified

does anyone know anything about the potential takeover? All sites quoted seem to be behind paywalls - any help appreciated.

FWIW - I bought this share for income, so would rather we didn't get taken out by PE

"Demand" is the wrong word. They should say that there is a "need" for new GP premises and there is no doubt that is true. The NHS pays for them in rent and recognises that there is a need, but they are not demanding them because they can't afford too many. GPs or patients might demand them but that counts for little or nothing as they don't pay for them (at least not directly).

That's a good question. I suggest that "in great demand" means the country needs more of them a)because we have a growing and ageing population and b) we want to shift more resource to primary care facilities. However, that doesn't mean there is a great demand for them as investments. I don't see a lot of secondary transactions and its not a "hot" area as, for example, student accommodation or warehouses have been for periods. The NAV is a mathematically calculated number fundamentally based on interest rates. As rates fall the NAV is going to increase. The true market value of any property however is only tested in the secondary market. I can't recall PHP ever selling a property although they have bought some in the secondary market.

Like many however - there is a point that rankles with me. The constant statement that Healthcare properties are 'in great demand' and the shrinking NAV.

I for one hope not. Ask yourself why PE would want this. Why not have that benefit ourselves as existing equity holders? The interest rate cycle has turned, nothing is ever a 100% given, but PHP could easily re-rate to £1.20 in the coming year. In the meantime you will continue to receive a progressive dividend and margins will improve too as finance costs decline

7.7% yield on a significantly reduced Gilt YC is an interesting play on such a day. Not without shortish term risk, but I feel like buying increasing panic cheaply.
