17/10/2023 18:26 | Williamcooper104 I have just read all about Intu/Liberty which was extremely interesting and I had not realised all that had happened regarding all the changes and demise. Hopefully PHP has firmer foundations and as they say themselves:"PHP is a strong business creating progressive returns for shareholders by investing in healthcare real estate let on long term leases, backed by a secure underlying covenant where the majority of rental income is funded directly or indirectly by a government body." | mirandaj
17/10/2023 09:55 | Hopefully not too many South African investors remember how owning Intu/Liberty might have helped them with capital controls but at a little cost | williamcooper104
17/10/2023 08:57 | In safe hands: Ticker to be announced. South Africans are quite constrained with regard to what they can invest in. This will broaden share ownership in PHP. | mirandaj
17/10/2023 07:55 | What is the purpose of a secondary listing when the company isn't putting any shares into the exchange? Just to enable holders there to make on-exchange matched bargain transactions? Apologies if being naive. | bscuit

07/9/2023 20:25 | The Company will not place or issue any new PHP shares in connection with its application for a secondary listing on the JSE and will remain listed on the premium segment of the Official List in London. PSG Capital Proprietary Limited have been appointed as Corporate Advisor and Sponsor. PHP believes that admission to trading of the shares on the JSE will be beneficial to the Company and its stakeholders. The Board of PHP believes that the secondary listing can be expected to contribute to liquidity in the Group's shares through its increased profile in the South African market, where a number of investors have already shown strong interest in investing in PHP, driven by its high-quality, government-backed income stream and robust operating model. Interest and liquidity are key. | mirandaj
05/9/2023 21:05 | Latent defects means under a traditional FRI it's likely the tenants problem - but in practise that can rebound on the landlord; so wouldn't rely on it Well worth asking about It's buildings from 1950s to early 80s so shouldn't be a huge problem for PHP | williamcooper104
05/9/2023 18:49 | It has just occurred to me that PHP may some some exposure to RAAC. Will be a question worth asking. | epo001

26/7/2023 07:36 | Steady as she goes results really which is no bad thing. I actually can’t think of too many better places to have your money at the moment with the well covered dividend while you wait for the share price to pick up. | warranty
26/7/2023 07:23 | For the record :- Primary Health Properties PLC Interim results for the six months ended 30 June 2023 Organic rental growth continuing to drive performance and dividend fully covered at 102% Primary Health Properties PLC ("PHP", the "Group" or the "Company"), a leading investor in modern primary health facilities, announces its interim results for the six months ended 30 June 2023 (the "period"). Harry Hyman , Chief Executive of PHP, commented: "We are encouraged by the improvement in rental growth experienced in the first half of the year and expect to deliver over GBP4 million of extra income during 2023, another record and continuing the trend seen in recent years. We believe PHP will be a beneficiary of both the current inflationary environment and the significant rise in construction costs seen in recent years both through open market and index-linked reviews. Furthermore, with 97% of PHP's debt either fixed or hedged for a weighted average period of just under seven years, a strong control on costs and just one development on site we have limited exposure to further cost increases and development risk. "The security and longevity of our income, near full occupancy together with stronger rental growth are the key drivers of our predictable cash-flows and underpin our progressive dividend policy with 27 years of continued growth." | skinny

25/7/2023 11:12 | Interims tomorrow should give us a good guide to where this is going. I personally think we’re way oversold now so I’m hoping any news tomorrow is positive to get the share price moving back North again where it should be. | warranty
