my view is from word of mouth and so my postings will obviously show I cannot post fact to support it. I have no real idea of the big picture but have been advised to stay clear.
I have now oversteped a mark and will post at some point in the future. I'll sit back and watch for now.

my view is based on fact written on here up to 2 years ago, it follows visits to the area and many conversations with the planners, THERE WILL BE NO PIECEMEAL REDEVELOPMENT read the text of the meetings, wtf do you think PIV are doing submitting a planning application? doing enviromental surveys? im not angry with you i feel sorry for you.
If as you claim their is an "option" i suggest you call the company and tell them you have been made inside because that is price sensitive information not in the public domain. If you dont i will.

I invested in PIV and enjoyed the price rise and heard something and sold.

I will not be taking a position and I have only posted my view.

Good luck with your investments just dont be angry with me due to my view being diffrent to yours on this stock.

Smallchange has been on this thread for ages saying the same sort of nonsense. The council want the development to go ahead, they have PIV´s site in their sights and they have mentioned a willingness to use CPO´s to get the land they want for development if necessary. Not that it will be because the landowners ie us all want it sold for development.

I believe their will be problems selling the site. Cant say too much on that and I in some ways hope I am wrong but their are certain businesses that will get the first options on the site and they wont be buying for the development.

I saw the big sells today and tried to buy online but got refused.I thought the mms would be pleased to take my order as at that point they had more sells than buys. if I can't buy online it probably means that i can't sell either and that would be bad news. A pity but never mind there are plenty of other companies that are easy to trade online. Perhaps this share is just not easily traded.

look at britishbulls.com, check out PIV rec there. Astonishing. I've been following my portfolio there and they picked out this buying signal two days ago. For the first time in at least six months they recommend PIV as a "buy confirmed". I am confident to hold and expect news soon.

From the approach to the flats from the bridge side, those flats do dominate IMO, although they do look better from the view you show.

I admit to not having visited the quay area for a few years, even though I live here, but as I drove along from the bridge end it all looked lifeless and they have stopped the parking, it just seemed empty.

Yesterday was raining and foul, so that may have had something to do with it, maybe I should return on a finer day for a more balanced view.

The top of the High St. had a few dingy sort of comic and plastic model shops, the old schetchfields looks a real mess, and some others that didn't appeal to the eye, IMO.

On the plus side, there was also a lovely looking Thai restaurant, a Pizza Express, the Antelope public house, and a lovely smelling luxury soap shop.

I then continued along the quay and formed my impression of the flats, which IMO impose on the front, I'm surprised the council allowed them to jut out into what was the old road. I know there were old buiildings there before, an eyesore too, I agree, but I just thought those flats take over the corner there.

The top of the high street re-opens to cars Monday and that block of flat you talk about Andy replaces a old factory style building owned by Poole pottery.
Btw the "monstrosity flats" cost £30 million to develop and penthouse's cost upto 1 million quid each in that building.
Also they block from view a nasty council block of flats from the 60's, that alone was worth building the new development.I personally think the development is very good indeed for Poole and the quay area alike.
Andy i have a real vested interest in the quay area and i would like your opinion on why you say the quay area is disappointing,compared to say 5 years ago?
I dont see any new touristy gimmicky shops on the oldtown high street,although i would like to!, indeed aside a tanning shop nothing has changed for about 3-5 years apart from a change in type of restaurants.
P.S my username could give some clues to where my business interests are in Poole.

Well I took a look at the site as I drove past after the football, and it's hard at least from ground level, to see how they can easily incorporate a beach into the plan without taking an awfl lot of land for a gradual slope into what will be oily water.

An earial view may offer a different perspective, so i can't say for sure, but I still have my doubts.

The site looks like it's waiing for something to happen, a tad neglected top say the least.

A quick look at the quay was a disappointment, I think they have finally taken away the character of the place, for me anyway. Even a road has been re-routed to make way for a monstrosity of a giant block of flats, it looks terrible IMO.

The top of the High St is currently closed off to cars for some work, and is now full of touristy gimmicky sort of shops, and of course plenty of restaurants, but it lacks the character of the lower Hight St. for me.

Having seen what has occrred in the current quay area, I hope the council make a better job of the new one.

Puffin i think you are talking about shellbay or maybe Studland and not sandbanks,my understanding is that a beach would be leading to the seawater just below/aside where the bridges starts to cross the bay.It would be a fake beach made from sand dredged from the bay but hey Bournemouth has got away with covering thier "golden " rock covered no natural sand beachs for years.

The discussion about the beach misses the point.

It is clear that the "beach" suggested for the town will not be remotely like the one at sandbanks which has miles of sand, dunes, plenty of wildlife and virtually no nightlife.

The "beach" suggested at Poole will be a sandy leisure area which does not run into the sea, indeed I doubt that it will run into any water at all. It will be a focal point where people can do beachy things (volleyball, sunbathe, eat and drink, play in the sand) and provide a focus for small tourist businesses.

Paris plage does not touch the Seine is nowhere near the sea and does not even have a swimming facility. Many holiday type activities are grouped together such as bars, cafes, roller blading, climbing wall, water spray. The sand is actually a minor aspect though very useful to create the right atmosphere. Brussels has one too, sat next to a canal!

I meant Baiter, not Sterte in the previous post.

That AA route deosn't make any sense because it ignores the direct road in preference for the busier road past the hospital, and then you face an additional traffic light and a wait for the right turn filter.

Anyway, I suggest we agree to disagree, for the sake of the thread.

I live in Parkstone by the way, and there are only a few ADVFNers in Poole/Bournemouth to my knowledge, and we occasionally have a drink, so if you want me to let you know when we next meet up, you can email theyarenotgreen@hotmail.com and I can let you know.
