As you said maybe next year ? So why would anyone buy PSN now , even yield is not brilliant - there are many other Ft100 shares paying 9% or more currently such as BATS, IMB, PHNX , VOD , ABDN , - why buy PSN now just paying half - just a no brainer 😂

Interest rates are what's stopping house sales - simple.

People can't afford mortgages for properties now at 5%+ interest.

Prices are to high.

Once rates drop to maybe 3.5% then off we go again. When will that be? Next year perhaps?

More selling outlets in 2024 but home sales completions not much more - in short more costs to get almost the same home completion.

Definitely under £13 today . 2023 result as expected but 2024 home sales completed between 10000 to 10500 , not much of an improvement and that is worrying - this shows PSN CEO & Board know how challenging the environment out there , normally CEO would give a higher home sales completion say 20% or 25% but they too have not much confidence in the current stage out there .

If dividend was maintained (60p) in 2024 - yield is undef 4.5% at current share price below the FT100 average. My view iis why shareholders. Buy PSN , must as well sell PSN and nice to Taylor Wimpey or BDEV giving much higher yield - no brainer

Dividend maintained:

For 2023, the Board proposes a final dividend of 40p per share to be paid on 12 July 2024 to shareholders on the register at 21 June 2024, following shareholder approval at the AGM. This dividend is in addition to the interim dividend of 20p per share, paid in November 2023, to give a total dividend per share of 60p in respect of financial year 2023.

The Board's intention is to at least maintain the 2023 dividend per share in 2024, with a view to growing this over time as market conditions permit.

2023 result was as expected but 2024 going forward not at all brilliant - 2023 has gone and in history , everyone is looking 2924 and 2034 is definitely challenging to say the least
