Quite possibly they do know what they are doing, but they seem to be priced accordingly and I don't see particularly spectacular upside from here.

Overall Buy to Let business that is 3 months or more in arrears is just one third of industry average - and NO arrears on business written since 2010. Methinks they know what they are doing.

the announcement states that the consumer lending will be best undertaken through a banking division financed by retail deposits.

"On new business activities, the Group is undertaking work in preparation for a return to new consumer loan originations. Whilst this work is ongoing, it is currently envisaged that these new activities may be most effectively undertaken within a banking subsidiary, to be established, subject to regulatory consent, within the Group and funded primarily through retail deposits. Further information will be provided to shareholders in due course on the progress of this development. "

MAUNNGSING - rents won't stay the same tho - as property gets more expensive it gets further out of reach for buyers so more have to rent.

As long as we have an expanding population and so few houses being built then supply fails to meet demand both on the buying of homes and renting - which is why the tories are throwing money at housing as it causes a boom which feeds down the food chain.

I've just had my buy order hit on this dip so I've got more - I'd go back and look at past results here - there's often a dip then a big rally imo.

These have just done 10% more in H1. H2 is much stronger and they have the earnings enhancements from the loan acquisition and they have a much higher lending facility.

"GBP102.3 million of buy-to-let loans advanced (2012 H1: GBP89.2 million); pipeline at 31 March 2013 of GBP241.2 million; significant increase in lending expected in second half"

I'll wait for the traders/profit takers to go - they are just very short term - medium term to even short term these are going up imo. Have a look at a past chart of how these do n a property rally imo. Consumer loans likely to help too imo, if you look at the lunatics borrowing from the likes of Wonga.com.

3% given back today after one bagging in less than a year - I can accept that :-)

This is a lovely chart too imo:

I've seen this reaction with PAG a number of times - traders imo.

What tends to happen is the traders dry up selling, the broker notes get about later in the day and then the buyers move in imo.

Those results and outlook are very good imo - PAG has had a decent rally and the traders are banking it. But for me these are a good longer term hold. The property market is picking up and as property prices rise you'll get more people wanting to do buy to let for an income imo.

These don't hang about when they rally either.

All imo/dtor etc.

short term timing rHatton, never easy but I suspect that still might have been a good move :-)

Profits up 10%, big 50%+ hike in the divi, much increased loan facility and a big increase in loans exoected in H2. They should do far better this year than last year imo, and last year was rather good:

"Commenting on the results, Nigel Terrington, Chief Executive of Paragon, said:
"The Group has made significant progress in the six months to 31 March 2013. Buy-to-let lending activity has increased considerably and strong growth in lending volumes is expected in the second half of the year. Idem Capital has increased its portfolio through further investments in the period, which are expected to contribute to second half profits, and is actively engaged in reviewing potential acquisitions. The new retail bond programme and the increased warehouse capacity provide access to funding to support future growth in Idem Capital and Paragon Mortgages. With a return to consumer finance lending in development, the Board is confident that the Group is well positioned for future growth."
