Hmmm - not sure I agree with those NAVs LOL and they're strapped for cash.

Results - better than I expected but they're pretty optimistic if they expect the same again next year. No reason to buy just yet.

Dodgy - asking for 10 million quid (50p - how desperate-no confidence in own company)

Glad I sold at £2.12 (see my old post)

That is something which we will have to wait and see.

The consent is good news, providing that they have the financial strength to take advantage.

Hopefully, the results will be positive, rather than the historical tendency to under-deliver.

LONDON (Thomson Financial) - Oakdene Homes Plc. said it has received
detailed planning consent from Lewes district council for the next phase of its
flagship waterfront development at West Quay Newhaven.
The housebuilding and property development group said the planning
permission is for 319 apartments, 12 houses and 1,388 square metres of
commercial use, including marina facilities.
Oakdene said construction on this phase will commence later this year, with
the first units due for completion in mid-2009.
Oakdene bought the Newhaven property in 2005 for 11.5 million pounds.
Construction of the first phase of the development, for 106 residential
apartments and 5 commercial units, has just been completed, said Oakdene, adding
that all save 19 apartments have been sold to date.

There may well be a run into the results. Hopefully the bad news is behind the company now.

Might be worth a small long-term punt at these 5 year low prices!
Good luck all.

Yes what was interesting to see was the 25K buyer having to pay a significant premium which shows stock is not that freely available.

Thought that may happen. Certainly does not take that much to move this one higher.

A few fun and games today. Seems as though there is not much stock available and hence the moves on low volume.

The dividend yield on this, of course if maintained, is also an attractive reason to hold this stock.

It's quite disapointing that PSN come out with bad news which drives the whole of the sector lower. PSN are now losing less than OKD in terms of their share price so hopefully there should be more upside potential with OKD.

That could possibly rake in a good return for investors. I notice on the other thread that everyone is talking doom and gloom however I would say that the current share price reflects this. Any sign of an upturn or with further rate cuts in the future then there could be a significant lift to the price.

Spot on Tanners and thank you for the compliment. OKD will need to sell some land soon IMO and as there are very few big players who need to buy right now it will be very difficult to get a decent price.

re - OKD

The word is to be " conscious " as the market is negative about - House builders and everything related to money for those matters ( banks are short of cash ) at this moment.

A very important point is the warning from the company for the last 3 month ......
"This is principally as a result of trading during the last 3 months of the year being significantly below the Board's expectations and two anticipated major transactions not completing before the year end."

So the extend of the problem can carry on into the next Quater and the next 6 month, if the market and banks are not lowering the morgate rate for buyers.

The next problem is the high borrowing and if the sells as someone mention during the past months have been almost none, then the problem gets bigger instead or smaller.

An to finish on a positive note, the shares could be undervalued considering Pofits of £5M/5.10M and EPS of 9.80/10p so the Propective PE @ 46p is 4.6 but one must consider than the market is loking forward and next Year the company most likely will not make those £5M, and a House Builder should never have more than a PE of 8 and back to last Year OKD was on a PE of 12.

Good price at the moment looking long term, but only if they managed to get over the problems that they and the Market are.
