From TWs Trading Statement this morning: "As a result of the equity raise in June, we were able to confidently and assertively re-enter the land market at the end of Q2 and take advantage of increased opportunities. Since then, we have agreed terms on and authorised c.GBP826 million of gross land purchases, comprising 70 sites and c.14,500 plots. This is significantly ahead of our normal rate of acquisition."This has energised share prices across the sector and must surely be good news for INL, too.

UANC...not to mention very conservatively geared. Even at the takeout price it’s a steal which is why I note 30 percent of the company changing hands on Friday with interest. My guess is that a hedgie at least will try to block and force Wellcome to pay more.

Still it does highlight plenty of value in smaller to mid cap property plays

The Brackenwood ones are just the old MOD houses that they've tarted up but haven't extended. I suspect they thought making them bigger would be a planning challenge they just didn't need. The new owners will certainly be trying to extend them PDQ.

That said, as a long term holder, I guess this is largely irrelevant. GLA.

Shanklin, I note your frustration, but I've just looked at the October 2019 trading update, which likewise did not contain profit guidance.Whilst some might consider it a 'jam tomorrow' scenario, the 2020 update nonetheless confirms that planning submissions have been submitted on 1,819 land bank plots and that a further 3,691 plots are at a pre application planning stage. Once approved, this will surely lead to a material increase in EPRA and / or trigger milestone payments from the external investors which would be recognised as profit (and also enhance EPRA by increasing cash or reducing borrowing).It would be great if Simon Thompson provided an update in due course. Yes, let's say a rather "contrived" statement; especially this piece:

"The planning application for 514 homes at the Master Brewer site in Hillingdon was called in by the Greater London Authority and approved by the Mayor of London on 3 September 2020. The planning application is now awaiting either the release of the planning consent by the Secretary of State for Housing or for it to be called in by him for further consideration."

I may be wrong, but didn't we read that Jenrick had cravenly rejected the application so as to support Boris. Hope I'm wrong in that...maybe there is still some mileage in that project.
