Hi all,

My mate Peter @Conkers3 and myself did a ‘Twin Petes Investing’ Podcast a few days ago and part of our discussion includes INL and our take on commercial property and housebuilders. Actually that was a false mark-up with a UT trade of c600 shares; so likely to open Monday back at 53p-55p.

Nevertheless that 55p barrier hopefully has to fall at some stage; perhaps with the upcoming Trading Update.

may not be such a bad outcome if the redevelopment at Hillingdon master brewer is delayed- they have other irons in the fire and strained working capital, much debt so would be a tall order to take this on presently.

A housing development in Boris Johnson’s constituency has had its planning permission blocked after he said he opposed the scheme.

In February last year, when he was on the back benches, Mr Johnson objected to a proposal to build 514 flats in his outer London seat of Uxbridge & South Ruislip.

Hillingdon council initially rejected the application by Inland Homes for tower blocks at the Master Brewer site, noting in its decision that “the local member of parliament” had raised objections. Sadiq Khan, the mayor of London, overruled the council after the planning decision was called in by his office.

However, in a letter sent to City Hall on August 20, the Ministry of Housing, Communities and Local Government said Robert Jenrick was ordering the mayor “not to grant permission on these applications without specific authorisation”. The development will consist of a series of blocks reaching 11 stories in height.

The communities secretary is considering whether to officially call in the decision. Mr Khan was said by a City Hall spokesman to be “disappointed” that he had intervened.


Analysis by The Times has found that house building in Uxbridge & South Ruislip ought to increase by 159 per cent under the government’s new planning reforms, with 446 new homes needed in the constituency a year. Mr Johnson has a majority of 7,210 — the smallest of any prime minister in recent times.

It comes amid growing disquiet among Conservative backbenchers over an algorithm that calculates where new developments should be built. The government is determined to push forward in its drive to construct 300,000 homes a year.

At prime minister’s questions last week Harriett Baldwin, Tory MP for West Worcestershire, said the government was “concreting down rather than levelling up” with Mr Johnson replying that No 10 wanted to give young people the chance of home ownership “for the first time in a generation”.

Mr Jenrick told Times Radio that there had been a “miscommunication” over the algorithm, arguing that there had always been a “methodology” for local housing plans.

He said: “We are in the process of updating that methodology now and obviously we will listen to people’s views. We want to see a fair and sensible method that enables us to apportion housing around the country and meet people’s needs.”

One Conservative MP responded to the revelation that Mr Johnson opposed developments in his own constituency by saying that there ought to be “consistency” in the way that planning decisions were made.

Another senior backbencher said: “Five hundred homes is a mere bagatelle in comparison to what Jenrick has inflicted on me. I hope that the prime minister’s track record means that he is prepared to look again at this planning algorithm.”

In May the North Uxbridge Residents’ Association wrote to the prime minister warning him that the Master Brewer development was of “national significance” because it could set a “dangerous precedent for other, unsympathetic, multistorey blocks outside town centres”.

A spokesman for the Ickenham Residents’ Association said the project was not “gentle densification” but “tower block desuburbanisation221;.

The Times has also discovered that in March last year Mr Johnson applauded Hillingdon council’s decision to refuse planning permission for another 267-home development in his constituency. “I am delighted the planning committee has listened to our objections and together with the local community we were successful in our campaign,” he said at the time.

The government denied that Mr Jenrick had had any personal involvement in the matter, saying that “officialsR21; had issued the holding direction. A spokesman said: “The case is now being considered and no decision on whether or not to call in the application has yet been made.”

Inland Homes was approached for comment.

Is it a blanket refusal, or do they have to go through a few more hoops.

If a blanket refusal then what does that say about Johnson's Build Back Better slogan when he pressures for nimbyism in his own backyard!

doesn't Jenrick have the final say, rather than the Mayor, persuaded by PM, whose constituency this is in, and who has a relatively small majority, that the plan should not go ahead in the present form. local residents are already proclaiming the result on Next Door though I would have thought a development on the site close to the Hillingdon Station would revive the area and the local shops all of which are a bit run down.

There was certainly a bias toward rejection by the local council, hence it was sent up to the Mayor. Where else is this rejection becoming apparent please?

All of which will impact current major HBs, together with Help to Buy ending for 2nd homes, as well as temp Stamp Duty hol. Today's speech shows the govn are unlikely to extend both of these.

Ltd as Trustee of The Leon Roydon Foundation sold 150,000 ordinary shares in the Company ("Ordinary Shares"). Terry Roydon is a beneficiary of The Leon Roydon Foundation and is therefore interested in those shares. Following the transfer, Terry Roydon continues to have an interest in 357,500 Ordinary Shares representing approximately 0.16% of the Company's issued share capital.
