Joe,

I use HL for my SIPP and ISA so that is worrying. Their personal service and prompt answering of the telephone were things that previously impressed me.

True Poole - but I have asked them whether they would have insisted all 5 trades were honoured should they have gone through. I'll let you know what they say as it may prove useful to some in the future should that happen again.

Any computer based system will have its moments. I have never had any problem with HL.

Charles Stanley Direct I'd rec - never had an issue with them and they deal with scrips etc very well. And divis credited instantly. Not bad for getting good prices either.

I've been with HL for 35 years but haven't had any real problems - so that's worrying!

Shocked today when using the HL site to place a limit order on INL - which was repeatedly rejected with a message to contact the help desk each and every time (ie "Your order cannot be taken at this time")

When I logged on later the limit order was there - 5 times over !!!!!

Despite all the signs that this had not been accepted.

Registered a complaint but this smacks of their lower standards in recent years - used to be an honourable market leading player with the founders at the helm - that has changed somewhat with recent management.

Can I ask which dealers posters would recommend to hold a SIPP and an ISA with?

They appear to be upgrading the number of partnership homes under construction. Reads a little bit like a another trading statement (tripling homes under construction) under the guise of the Octavia contact!

"In line with the Group's strategic priorities, Inland Partnerships more than tripled the number of homes under construction on behalf of partners in its last financial period. As at 30 September 2019, the Group had 892 private and 921 partnership homes under construction."

and from 15 October trading update.

"We currently have 889 private homes and 578 partnership housing equivalents under construction, which provides an indication of the current scale of our development programme."

So another c.350 under development which is positive, albeit question marks over how hard it was to count the partnership homes under construction in the previous trading update! Perhaps too close to 30 September and missed some starts around that date.

Suspect that as they've not hit the directors bonuses share price target they're having discussions with the Rem Committee about how to extend to give them the moolah they rightly deserve. Not their fault (they'll argue) that the share price is lagging the NAV so much...

Helpful if unexciting RNS this morning.

It would be helpful if INL issued the FY results. Just how long is this going to take? The results to 30-Jun-18 were issued on 20-Sep-18, so a bit strange the results to 30-Sep-19 have not already emerged. I see management have said we will see them by 31-Jan-20.

They could easily have combined that news release with notice of the results date, yet they haven't. As I said yesterday they've always given advance notice of results in the past. It's all a bit odd don't you think?

Inland Homes agrees partnership development contract

with Octavia Housing



Inland Homes ("Inland Homes" "the Group" or "the Company"), the leading brownfield developer, housebuilder and partnership housing company with a focus on the south and south-east of England, has signed a contract with Octavia Housing ("Octavia"), a leading provider of affordable housing, for the development of Afrex House, in Alperton, north-west London.

The development of this former light industrial site into 31 one, two and three-bedroom apartments will support the broader regeneration of the Alperton area, with the site falling within the wider Alperton Growth Area and one of the Greater London Authority's allocated Housing Zones.

Inland Homes secured planning consent on behalf of investors as part of its asset management activities in March 2019 and has now entered into a £6.5m build contract with the affordable housing provider. Inland Partnerships, the Group's fastest growing business, will deliver the build of this development, with demolition of the existing buildings on site scheduled to commence in April 2020, and completion scheduled for July 2022.

In line with the Group's strategic priorities, Inland Partnerships more than tripled the number of homes under construction on behalf of partners in its last financial period. As at 30 September 2019, the Group had 892 private and 921 partnership homes under construction. Partnership transactions accelerate revenue and provides the Group with monthly cash flow that provides a balance to open market housebuilding.

people don't be so quick to make assumptions

I said I sold 2/3 because the weighting in my portfolio had become far too high

I am quite confident that the 1/3 remaining is still higher than most people on here are holding

Not everyone has the same strategy so I don’t think you can badge anyone who takes a profit as a trader!

One strategy I like and am using on INL is that where there is deep value to take a position in excess of your normal position size.

When the shares start to move up that position then becomes much bigger (having already been bigger to start with).

In this situation I find it makes sense to take some profits gradually on the way up. However, I think INL has much further to go so still have an outsized position here having retained nearly all the position so far.

If you pick the right conviction plays then this strategy will do better than just buying your normal size and holding (assuming it outperforms a lower conviction alternative). Clearly if you get your conviction plays wrong it will do really badly and if you never take profits significantly increase concentration risk (which can also happen even with a normal sized position).
