Brokers have upped this year by 20% and future years likewise. Surely too cheap now and at 10x rating we should be going back to 5.50. Momentum here is excellent and not impossible we will see further upgrades going forward

That is a great report. Material upgrade on this year and future years mentioned. All going well across the businesses here. Will be interesting to see what the new broker numbers are but at around 400p this is now pretty cheap with net cash. Progress over the last couple of years has been fantastic

The actual spread for real trades is normally smaller than the 'advertised'/official spread.

Normally 10-14p.
& the price seems to move around.
If you want to buy or sell, one idea is to use a limit price & gives a few hours for it to hopefully be hit/dealt.

It is often the case on the boards but if you want to deal common to buy or sell well within that so spread in reality ok. It is fairly illiquid do never going to be a couple of pence

There seems to be quite a lot of intraday movement but I'm still vacillating on this, which I'm sure is of great interest to everyone.

I took a small position and profit on HILS and so have a some cash to splash.

I agree and have been adding below £4 today. While it did get ahead of itself at 5.50 and had come back with the market, all the recent news has been positive and below 10x and yielding 5% with lots of things going on they look too cheap and broker targets all well above 5.00

This triggers a £2m windfall for Hargreaves and a long term (35 year) rental income stream. Hargreaves will invest £7m in the site over the next 12 months to deliver services to the plant and 40 adjacent acres, which will be marketed to industrial users. Indeed, I couldn't see anything. I bought a few at £3.81.

The recent TU looked good to me, with possible sale of German business, solid land development/house building value in pipeline, and decent yield etc...I appreciate wider news impacting general markets but seemed a quick drop.

Anyway, I am happy to be in again sub £4 for medium term.

Hargreaves Land targets growth with new Leeds office :-


"Land and property specialist Hargreaves Land has opened its first Leeds office in a bid to boost its development activity across Yorkshire, the North West and the Midlands.

The property development division of Hargreaves Services plc has signed a 5-year lease on a 1st floor suite at 14 King Street in the heart of Leeds’s commercial district with landlord, Bruntwood.

The move follows the firm’s creation of its central region earlier this year as part of its continued growth strategy to expand the reach of its UK regional network, which includes existing teams based in Yorkshire, the North East and Scotland.

David Anderson, group property director at Hargreaves Land, said: “14 King Street is a quality base for our central region and provides the ideal platform for us to expand our pipeline of regional projects. We have secured a highly accessible address, within a short walk of City Square and the mainline rail station. Having such a presence in central Leeds will enable us to raise our profile in the area and strengthen relationships with our existing contact base as well as new development partners.”

“Expanding our land and property development business and replenishing our development pipeline is a key element of our strategic vision. We already benefit from a significant land bank, but we are constantly seeking to enhance our offering through an active acquisition strategy, whether that involves strategic land, joint venture partnerships or other development opportunities”.

This year the firm has made a number of new appointments to its central region including David Travis as development director and Zoe Shearman as development surveyor. Both will be based at King Street, alongside the firm’s head of asset management Andrew Johnson. The firm expects to strengthen its team with further appointments in the next 12 months.

Within its central region, Hargreaves Land is currently on site at the 250-hectare (618-acre) Unity regeneration scheme in Doncaster, where it is delivering over 2 million sq ft of prime employment space and over 3,100 new homes, in partnership with Waystone Developments.

In Bridlington, the firm is nearing practical completion of a £9.5m retail warehouse scheme, by way of a development partnership with Fintry Estates. The scheme will deliver 44,000 sq ft of new edge-of-centre retail floorspace under a development agreement with East Riding of Yorkshire Council and has already secured pre-lets with Lidl & B&M Retail.

Glad to hear about the head and shoulders pattern, i might top up tomorrow! I’m mostly interested in the hidden value on the balance sheet. I think selling HRMS we can bank €70-€80m and its on our books at approx €40m which equates to £1+ a share NAV boost getting us closer to analysts share price targets of £5.75+ . Hopefully news in the next update.
