28/12/2008 19:39 | So the ones they just paid 5.8m to get rid of you think were the costly ones?I thought they were the better sites as they manged to strike a deal early...thats good then so multiplying by 7(15 pct by just under 7) may not be the total cost then? | patviera
28/12/2008 08:13 | I get the feeling, that they had an opp to get out of a few of the costly ones early by way of a payment, I think it was a bit short sited of them, but then again they are not the sort of company that just sits back, if you know what I mean!! I would now hope that they just try to re let the rest as and when possible and wait for the year to pan out for them, as I do believe they are in a good position for the recovery when it comes. They will be watching Magnet very closely during the next few weeks as it is a very important time for them and any sign of weakness may well be good news for Galiform as they are not affected by the January sales etc!! | trojan
28/12/2008 00:04 | trojan...I value your opinion most here so if gfrm were to get rid of any liablity with the remaining leases it could cost another 50-60 mill?with debt forecast to be 60 mill at year end this would put debt periloulsly close to covenants....does this mean that gfrm wouldnt make cash payments for remainder of leases and just pay the costs pe year? | patviera
24/12/2008 10:18 | Pat. Yes not too bad, but would have hoped that they would have tried to re let them before stumping up cash, nevermind!! I wish DB would either move to 6.5% or 7.5% as we are getting RNS's every 5 mins due to them being on the cusp of 7% all the bloody time!! | trojan
23/12/2008 16:06 | trojan....leases news...reads ok | patviera

10/12/2008 14:53 | Unless something completley out of the blue happens in the markets, we may just be close to the bottom here imo!! Missed a buying opp yesterday first thing and will look to the volatility of the markets over the next week to ten day's to buy some for my pension fund, finally!! ;) | trojan

02/12/2008 14:07 | trojan...small purchase..dont think its a factor.just need retail to recover then whey hey hey.dwha-mkt cap 14 mill..pbt 4.7 mill..own 4 freeholds..cash of 5 mill having bought 2.3 mill stk and 1.1mill freehold in australia...always increases divi ..conservative management..in this market probably wont go anywhere but have it on your radar as if it drifts to 120-30 ish its a steal. | patviera
02/12/2008 11:57 | Okay, so it's gone from 6.85% to 7.06% and crossed over the 7%, nice!! ;) | trojan
02/12/2008 11:55 | How much of an increase was that purchase by DB?? May have to start keeping a tab on it in the header!! Cheers Pat, will have a look at DWHA later but it does not look that exciting at first glance. Still waiting for an entry point for this in my SIPP, could well be there now, we'll see. | trojan
02/12/2008 09:41 | trojan....take a look at dwha figs today...that was the share...prob not worth buying yet...but on some red....great company | patviera
28/11/2008 08:55 | bradker.. Kind words, thank you. By the way we all pick em believe me!! ;) Pat.. Good to see you here today as you were AWOL yesterday, thought you may have been in A&E after reading that lovely post from mryesyes!! ;) I agree with your post above, apart from we are yet to see the benefis trickle down to us mortgage holders yet, it looks like for the moment a SVR mortgage is the best short term solution for all imo!!! Always interested in hearing about another potential stock, even if I am almost fully invested, just my little SIPP left! :( | trojan
27/11/2008 22:26 | mryesyes...what nonsense!!! yes it aint good news re leases but i think after a year they will start to dipose of some...by 2011 this debacle will be over...with 50 mill of debt and 175m of headroom we have some leeway...home and other retailers recovering ...we could see a nice spike after the markdown today...as people get more money in their pockets from cheaper petrol, lower mortgages and eventually lower utility bills...lets hope it wont get like japan and people will look to spend rather than save....trojan..you intersted in other investments?i have an cheap stock for you | patviera
