It's impossible in practice to get people to subscribe to new shares when existing shares trade at a discount to net asset value.

Annual results inc dividend declaration (6% increase to 7.55p pa x1.5 cover):


The Board is pleased to announce the fourth and final interim dividend relating to 2022 of 1.78 pence per ordinary share. The shares will go ex-dividend on 20 April 2023 and the Dividend will be paid on 26 May 2023 to shareholders on the register as at the close of business on 21 April 2023.

The expected timetable in relation to the Dividend is:

Assumptions on future inflation and discount rates - and other projections - seem to be significantly different so that means the way they calculate NAV is also significantly different?

Hi Brucie5, right now I don't see a great deal of difference between them when I did a comparison on Stocko. More ticks for FSFL but the differences were marginal I thought. Nothing like the difference a year ago when I took some out of NESF and bought FSFL at less than 110. The drop in yield is a result of the price going up, swings and roundabouts and I'll be holding on as is.

I notice that this has slightly better metrics on Stocko to go with slightly lower dividend than NESF. Does this board have any views on relative merits of the two?

o/t noticed a massive assumption in there about rental from retail parks: "The retail park sector is tipped for strong growth in the years ahead as consumer habits evolve."

I'd have thought that growth recommendation is about 30 years too late.
