The only down side of the company,imo, is their poor dissemination of company news. The information on their website about the projects are limited. And the company share needs liquidity.

why doubt about eee, I have been involved in the jump of ipi, efd, ... and big jumper in other sectors, like barc. The common thing of these shares are they are hugely under valued! For eee, it may be the last and biggest cake left in the property sector! If you don't believe me, just compare eee and ipi, you will find out why eee is worth of invest. And check the link below, you will understand why I say that!

based on their financial report 2008,

At 31 December 2008, the Company had a total of €57.8 million in interest bearing bank loans of which €43.4 million mature within a year. €11.5 million is secured by the indirect parent company (Engel Resources and
Development Ltd). The remaining €31.9 million consists of non-recourse loans to individual project companies with the financial exposure for the Company, in each case, being limited to the value of the specific security pledged. The Company has given no security in respect of the bank loans provided to its subsidiary companies and jointly controlled entities.The Board believes that most of the projects concerned will generate sufficient cash to meet their obligations. In the case of certain
loans totaling €16.2 million (mostly relating to projects where construction has not yet started), it is unlikely that sufficient cash will
be generated to repay all the amounts that fall due in 2009 and the Company is discussing various options, including extension of loans,
with the banks concerned.


So they need to pay 31.9m euro back this year. The Panorama projects worth (a total of 210 units) around €15.4 million and the company has completed 291 units in Hungary worth at least 20 million. Thus revenue will higher than 2008 and the debt will be largely reduced. The remaining debt of around 16.2m euro is obvously easily managed and if not repayed can easily extended with bank at very low rates.

In conclusion a major turning point for the company. As you can see current market cap makes no sense at all with debt significantly reduced. (we shall see proof of that soon.) Next year, we shall see they may make significant money when property market picks up again.
