analcime. for current grads it is the very tough jobs market that makes them decide rather than waste a year go and do postgrad. and a tremedous amount already live away from uni so they tend to stick with the current one. the other option is a placement where a grad gets transportation pay and very little else.

Hi tomboyb, I guess the Halifax statement was a while back but my friend doesn't see the trend you point out.
His are in Leeds so maybe towns and different areas are having different reactions. Worth noting though.

STUDENT accommodation is bucking the downward trend in the rental market by becoming sought-after properties.

According to letting agent Braemore Property Management, student flats have become the hottest homes in the rental market, with some prospective tenants willing to sign up for a flat more than six months before moving in.

A high level of demand, coupled with a traditional shortage of student properties in cities such as Edinburgh, has made student flats immune to the rent falls.

Now some lettings firms in the city are even refusing to put waiting lists up for student properties due to the high demand among undergraduates.

Braemore director Colette Murphy said: "We've seen rent falls across other parts of the rental market in recent months as there has been greater competition among landlords for tenants.

"However, student flats are definitely proving the exception to the rule."

Ms Murphy added that student properties are also good buy-to-let investments, as students will pay between £275-£325 a month for a double room in a flat in a traditional student area such as the Southside or Marchmont.

Double rooms in the New Town can fetch between £350-£350

hello analcime. i am researching at moment. the student population especially for this year is going through the roof. reports in all papers suggesting that and a record for student accomodation. More older students looking for accomodation and people who have been made redundant from the older category and postgrads. My friend cannot get a job as a new graduate so he is doing postgrad.

Halifax released figures a short while ago saying 27% more students are taking courses nearer to home and living at home... and my daughter is one of them.
Also have a friend who has student Lets... DOWN big time, 25% of his flats / houses are unbooked and normally at this tiume of year he is 95% full.

i have a question. the one market within the property market that is going through the roof is the student accomodation market with the numeber of students going through the roof. it is recession proof. what ya think!

Yes. But at what price ?

You mention 20 million Euros, then 30 million Euros but fail to identify the share that EEE has in that joint venture.

The selling price of that project may be disclosed in Euros but its value will be based on the currency of that region. The value when converted to Euros may be much less.

I have read the RNS. It is a ring-a-roses exercise of cross-guarantees not previously formalised. It is a sticking plaster exercise. The securing of debt does not mean guaranteed repayment as it falls due.

I understand about the possibility of the sale of the panorama project but I do not agree with the amount of 20 million Euros. That project appears to have been a joint venture. Furthermore, when a business is battling for time, it is highly unlikely that they will be able to secure the best price for its share of the project.

Exposure to construction in east europe of all places as their respective currencies founder against the Euro is not the best possible stamp of assurance for an AIM listed company as an investment. Euro loans used to acquire property in eastern europe have severely damaged the construction industry in that region.

APA is the same as any other stock, it wouldve been ok in january
but risen 400% since

EEE however is only just starting to rise as its low point has only just passed

the real money to be made is in EEE now

yes the market maekers must be trading on borrowed stock, theres no way they would have all that on their books, this is going to become very illiquid sooner or later and really spike up to a far higher lever imo
