https://www.independent.ie/business/personal-finance/property-mortgages/central-bank-confirm-no-change-to-mortgage-rules-37574747.htmlAbout one-third, or more than €300 million, wiped off its value this year. It is increasingly clear that sentiment towards Irish property companies is changing, and that change is negative.Quietly, bankers and those in the property industry will tell you that one of the reasons the shares of housebuilders are running out of steam is that the Central Bank's rules on mortgage deposits and income limits are really starting to bite, particularly the latter. As borrowers struggle to obtain mortgages because the banks have run out of exemptions, asking prices for houses are being scaled back. At the upper end of the market in Dublin, it is now obvious that many homes are taking much longer to sell. The impact of this on the new-house builders is that the expectations they may have had for sale prices in the future may not materialise. That feeds into the forecasts for profitability, and hence share prices suffer.

https://www.independent.ie/business/irish/glass-lewis-turns-spotlight-on-executive-bonuses-at-cairn-35723038.htmlGlass Lewis emphasised the annual bonuses awarded to Cairn's executives are higher than the sums offered under a long-term incentive plan (LTIP), encouraging a focus on short-term gains, "potentially at the expense of long-term growth".

The ebitda figure of 10% seems a bit low.

https://cantorfitzgerald.ie/wp-content/uploads/2017/09/New-Cantor-Daily-5-September-2017.pdfCairn is currently pricing at €1.71 after a gain of approx. 8% in under a month. We currently do not cover Cairn Homes but we would advise clients against buying in at these levels, with current price 8% above what the market believes is fair value.

Cairn Homes profit jumps 191% as sales ramp up

Cairn Homes’ profit surged 191 per cent for the first half of the year as the homebuilder sold almost as many units in the period as it did for 2016 as a whole and disposed of some unwanted development land.

Perhaps if I sell all my shares I'll be able to afford one of the (10%) 'social housing ' units at Montrose!

Asked if Cairn could be viewed as a takeover candidate, Mr. Stanley said developing a long-term publicly-owned Irish housebuilder was the plan when it started building homes in early 2015 and remains so; adding management "won't be accepting any offer for the business".

I think these have to be a potential take out target. Look at what is happening with bovis galliford etc.

Cairn are sitting on some smashing Dublin property. They are now at their 52 week high but imo have a bit to go yet

LBO - thank you for your recent posts on this thread. It does seem to me that the offense committed by Cairn is very technical and that little or nothing turns on it. Do you know who their auditors are?
