Relaxation of UK planing laws reportedly will be announced this Thursday.

Boot sitting on a valuable large landbank, some of which takes years to
get the green light for resi development. If press reports are accurate re
planning, this may be a significant medium term boost.

At a slight tangent this morning we have Blackstone making a cash offer for St Modwen which operates in many of the similar space as Henry Boot.

Smaller, high quality companies like BOOT will either do well from good trading results or get snapped up by private equity.

The future looks promising.

Henry Boot announces £5.8 million Manchester acquisition

Henry Boot has purchased a multi-let industrial estate on the edge of Manchester City Centre for £5.8 million, with the price reflecting a net initial yield of 4.1%.

The Group's property development business, HBD, has acquired City Court, a 26,900 sq. ft. industrial estate located on Poland Street in the city's Ancoats neighbourhood, from vendors Urban Splash and Pears Group. The property is fully let to eight tenants, including Ticketmaster UK and Sky Telecommunications Services.

The estate has a low average rent per square foot of under £10 and offers good rental growth and asset management opportunities. In the medium term the Group will also explore the opportunities for a significant urban residential development.

The acquisition will be retained in the Group's investment portfolio and forms a part of Henry Boot's core strategy of targeting industrial and logistics, residential and urban development schemes.

Ed Hutchinson, managing director of HBD, said: "City Court is the latest in a series of strategic acquisitions in 2021 for Henry Boot. The property is situated on a 1.3-acre site which forms part of the Ancoats and New Islington Neighbourhood Development Framework presenting an opportunity for future urban residential development."

Someone paying £2.75 approx on the bid for shares over much of the past
week, even when the quoted price has indicated otherwise.
So it looks like accumulation with minor dips used to shake weak
holders out - just my own view obvs.

AGM date confirmed for 20 May,
so I expect a trading update to accompany this.

At the risk of reading too much in to recent RNS announcements,
they look increasingly confident in securing future strong progress.

Will have a look back here on the next update.

Agree with much of that, seems to be a business which is run at 70-80 percent of capacity which is not necessarily a bad thing at all in some areas of construction

Presentation on the IR site worth a read.

Sold my holding in MGNS a few months back, a dreadful decision.
It underscores the potential in this sector.

BOOT and MGNS operate in some different areas but both are conservatively
well managed businesses as their respective long term records show.
