15/9/2004 17:30 | 4 August 2004 Prior to entering the close period, the Board of Bellway p.l.c. wishes to update the market as to current trading. As planned, Bellway has increased the number of homes sold during the last twelve months from 6,278 to 6,610, the 13th year of uninterrupted organic growth. With operating margins moving ahead of last year's levels and with an increase of some 7% in average selling price to around #160,000, the Group will be announcing another record set of results for the year ended 31 July 2004 on Tuesday 19 October. In accordance with the Board's organic growth plans, the Group expects to increase the number of homes sold in the coming twelve months. The Board decided in Autumn 2003 to sell as far ahead as practicably possible and this has resulted in the forward order book standing at a record level of #587 million, representing more than 50% of the current target for the year. 31/8/2004 12:19 | i'm short of this dog! nobody seems to understand that it is not about prices falling it is not about prices being cut to whatever level it takes to shift stock it is not about the BOE, interest rates, and what they think about house prices It is about the effect of a sharp withdrawl of buying interest upon new developments and ongoing projects. It isn't really necessary for me to argue the point since there is sufficient evidence from past cycles. E.g. check out Ben Bailey and Barratts over the last 12 years. Sadly, it is clear that most here do not understand what happens when the cylce turns and why all builders sell on low multiples. A builder is ONLY AS GOOD AS THE LAST HOUSE HE EXCHANGED CONTRACTS ON. There really isn't an ongoing business like selling coca cola or microchips or even potato chips. A six-twelve month slump in demand will devaststate all builders and any without borrowings will find they rapidly need them, and those already with borrowings will bust covenants! | ydderf | |

28/6/2004 22:43 | I have contacts in Bellway, and they have mentioned the fact that they believe there will be consolidation in the industry, mainly for the land banks that they hold, no indication if they were buyers or sellers, but they do have good cost control and keep things very tight, though their land banks would not be as large as say Redrow, who seem to have lost their spark since Morgan left, so Redrow would be my favourite to be taken out. | ibuyland | |
