738 GMT [Dow Jones] Goldman Sachs upgrades Bellway (BWY.LN) to buy from neutral. The brokerage believes Bellway is better placed than peers to generate free cashflow by stopping all discretionary land spend, following the disclosure of detailed financial covenants at 2008 preliminary results on October 14. "We estimate that Bellway could generate GBP183M of free cashflow in 2009, with working capital cash inflows contributing GBP136M," it says. Has a 550p target price. Shares +3.4% at 461p. (ISD)

Chairman bought a load this week, G.Sachs just upgraded to buy today - something going on?

Have we seen the builders bottom? A year ago the data wa the best we'd seen, now the comparisons get easier and easier.

Gloom at a maximum - thats the time to buy - started nibbling here.
