Bellway has abandoned work on a 17 storey block of flats in Cardiff. It is to be left indefinitely as a 5 storey empty concrete frame. It will not be finished until market conditions improve.

No doubt bad news for the house building sector will continue for many months to come, but the present share price seems to be discounting disaster in perpetuity. BWY, more conservatively financed than many rivals and may gain share whilst competitors are forced to cut back. NAV per share reported at 934p in the last interim accounts gives a degree of comfort too.

The current rally in building (and property) stocks looks impressive and in percentage terms it is. The media has been busy running comment about the falls being overdone, which partly explains the rally. The other part is explained by the natural reaction to the short term fall. That's from the low 800s to the low 600s for BWY. There is possible headroom for a further rise to the 50day EMA which is currently around 860p, although that would involve reaching the top of resistance from December. The high yesterday reached the bottom of that resistance. That's the good news.

The bad news is that the volume pattern suggests that pressure is still on the downside. The volume during the fall through the 700p level was notably higher than the recovery since.

I expect the fall to resume in the not too distant future for property and building stocks even though winter is normally a strong time for them.

After a 6 year bull market which took the share price from 200p to 1700p, it will take more than a single year bear run to correct. Look at a decade chart.

Heard rumours about this one being a takeover candidate? Its on my watch list but today's not really a day to buy stocks. Having a go at shorting oil from $90 instead!

The North is Bellway's home territory.

What does 'tightening in demand' mean? More demand or less? Presumably more. Why can't they use unambiguous words like greater or less.

'In Yorkshire, North West England and the Midlands, where incentives were more widely used to maintain volumes, there was a tightening in demand during the twelve months.'

Do you know of hand which of its peers are most exposed to these areas?

look like they are cautious going forward tho - depends how quiet things are getting.

A lot of mortgage re-setting going on now, won't help going further out.

I think BWY is one of the better run co's and have a good geographical spread. Yield is lower than many other builders so it doesn't have that for support as much.

Don't think the builders are anywhere near bottom yet myself, too much bad news still to come re slowdowns, mortgage rises etc.
