F1 Modular and Ashley House already do a lot of business with social landlords across the UK, producing homes for Scottish housing associations that meet Scottish Government’s Gold Sustainability Standard, for example (the products are highly efficient, in regard to heat and sustainability). The housing that is being created on the day that I visit is an order from Cherwell Council and the company is in negotiations with three Welsh HAs to add to their development pipelines too."

Investor launches £400m fund targeting supported housing

Henley, a real estate investor with more than £1bn of capital deployed across around 40 funds, announced its first acquisition of supported housing units for £70m today.

It is hoping to raise £400m for its Henley Secure Income Property Unit Trust (Henley SIPUT) over the next six months and will focus on the “under-served but fast-growing supported housing sector”.

Triple Point Social Housing has raised 200 million and the offer was oversubscribed.



LONDON (Alliance News) - Triple Point Social Housing REIT PLC said on Friday it raised GBP200 million in its initial public offering, with admission to trading on London's Main Market expected on Tuesday.

Triple Point placed 200 million shares at 100.00 pence per share. The company said there was "significant demand" for the offer, resulting in the issue being oversubscribed.

Triple Point said it will become a real estate investment trust, focusing on UK social housing assets with a particular focus on supported housing.

The investment trust said it has agreed to acquire, subject to admission, a seed portfolio of five supported housing assets from Pantechnicon Capital Ltd, a company within the Triple Point Group, for GBP17.9 million. At the purchase price, Triple Point said the seed portfolio is targeted to produce a net initial yield of 6%.

"We are delighted with the response which Triple Point Social Housing REIT has received on its initial public offering, with strong support from a broad range of investors," said Chairman Chris Phillips.

"The combination of a steady, index-adjusted income stream from social housing assets, and in particular from supported housing, and our ability to provide forward financing for new developments, both securing deal flow for the company whilst addressing the chronic undersupply of suitable supported housing properties, makes this a compelling investment," he added.

Results were July last year but you will see that prior years have been June through to October to there is a good chance results may not be this month. Otherwise agreed re: F1 Modular

Results are due soon if same as last year next week, the main news has been move into modular fabrication which is in my opinion the best news we have had for years moving away from government funded projects.

I can only see reference to £35 million investment but no details are given.

Plans for high quality accommodation for older people at the former Burnholme site have taken another step forward after the council has appointed a care home provider for the site.

Following a competitive bidding process, Ashley House working with HC-One have been named as the preferred bidder to deliver care services at the Burnholme Health & Wellbeing campus.

Ashley House and HC-One propose to build a 70 bed care home that provides both residential and nursing care including care for those living with dementia.

As part of the agreement the council will block-purchase 25 beds in line with its Actual Cost of Care rates and, subject to Executive approval on Thursday 16 March, the successful bidder will pay the council £500,000 for lease of the land.

This announcement represents another positive step for the project which will see around £35m of public and private sector investment. Demolition work at the former Burnholme School site started early in February, clearing the way for the development of a Health and Wellbeing Campus which will benefit residents of all ages.

In May 2016 Executive agreed to the redevelopment of the Burnholme school site to deliver care, health, community and sports facilities as well as new housing.

Building of the community and library facility, to be called The Centre @ Burnholme will begin after Easter and will contain:

•An Explore library learning centre and cafe

•Restoration of the existing main hall for activities and performance

•Music rooms and recording studios

•A learning kitchen for use by community groups

•Community space and meeting rooms

•New facilities for the Burnholme childcare nursery.

The Health and Wellbeing Campus is a key part of the Older Persons’ Accommodation Programme. The programme seeks to address the needs of York’s ageing population, making the best use of York’s existing extra care housing by making it more accessible for people with higher care needs, and replacing the council’s out-dated Older People’s Homes with a wide range of more modern accommodation which meets modern care standards.

Councillor Carol Runciman, Executive Member for Adult Social Care and Health, said: “The appointment of a care home provider for the site is great news. It highlights the commitment we have to our plans to modernise older persons’ accommodation to meet the needs of York’s ageing population. Plans for the Burnholme site offer a unique opportunity to deliver a range of new facilities in this part of York, and I look forward to seeing them progress further.”

The council is currently out to tender for the contractor to build the Health and Wellbeing Campus.
