18/10/2008 10:22 | Shawzie I came up with NAVps of 260p with a share price of 28p. Whatever! The assets far outweigh the share price. But there are big risks due to the gearing, valuation of the land bank,and collapse of the housing and mortgage markets. But fingers crossed we may yet come out of this with the shirts still on our backs. If Aspen exercise their option by next 30 June the figures look rather different: NAV goes up by £1.75m with an extra 5.128m shares, thus NAV will then drop to 175pps or thereabouts. The gearing and financing costs fall at the same time but Aspen would also gain total control at a knock down price. Having passed 30% ownership my take is they have to offer at least the same price to buy out the other shareholders. They have no incentive to do any more than the minimum as they already have complete control so we wont see 260p or 175p or indeed anything much above 35p in my view. So we will still have to make roughly the same decision as now: Do we think this Company has a long term and profitable future? Your guess is as good as mine. | grahamg8 | |

Does anyone know the answer if so please let us know. If close to NAV then agree with Shawzie but wonder if some other way so an offer is close to existing share price. | gizzimodo | |

However, gearing at almost 92% may create unsustainable finance charges. I expected a substantial write-down in value of land? Strip out the revaluation surplus of £1.2M and loss for year is roughly £600K. Management to be commended - could have been much worse.
