I ask myself this question has the value of art reached its peak?

My answer is a resounding YES

This in effect means that a clever investor in ART should be able to find some GEMS within the cluster of overpriced ART

Any thoughts??? ANYONE???

Today's aggressive bank rate change will have to be of some benefit to ART and to its customers. How much impact, and by when, will of course remain to be seen. Anyway, it is surely good (although very tough for pensioners and savers) that the MPC has caught up with events - at last.

Shawzie I came up with NAVps of 260p with a share price of 28p. Whatever! The assets far outweigh the share price. But there are big risks due to the gearing, valuation of the land bank,and collapse of the housing and mortgage markets. But fingers crossed we may yet come out of this with the shirts still on our backs.

If Aspen exercise their option by next 30 June the figures look rather different: NAV goes up by £1.75m with an extra 5.128m shares, thus NAV will then drop to 175pps or thereabouts. The gearing and financing costs fall at the same time but Aspen would also gain total control at a knock down price.

Having passed 30% ownership my take is they have to offer at least the same price to buy out the other shareholders. They have no incentive to do any more than the minimum as they already have complete control so we wont see 260p or 175p or indeed anything much above 35p in my view. So we will still have to make roughly the same decision as now: Do we think this Company has a long term and profitable future? Your guess is as good as mine.

to assess this as an investment an answer is needed concerning the stake held by Aspen - if they convert the loan to shares and breach 30% at what price must the offer to shareholders be made.
Does anyone know the answer if so please let us know.
If close to NAV then agree with Shawzie but wonder if some other way so an offer is close to existing share price.

With a NAV of about 230p,a market price of 30p, a chairman who is willing to
provide liquidity when most needed, confidence to continue to pay a dividend, ART almost looks a good investment at current share price.
However, gearing at almost 92% may create unsustainable finance charges.
I expected a substantial write-down in value of land?
Strip out the revaluation surplus of £1.2M and loss for year is roughly £600K.
Management to be commended - could have been much worse.
Still continue to hold, although at a much reduced level than formerly.
