ALTERNATE ADDRESS FOR FORMS OF ELECTION AND PROXIES

The UK Balanced Property Trust Limited (the "Company") notes the announcement
made by the Royal Mail that industrial action scheduled to commence today is
likely to result in "severe disruption to all postal services during the strikes
and for a significant period afterwards" and may therefore delay or disrupt
delivery of forms of election or forms of proxy posted by Shareholders in
connection with the proposed reconstruction and liquidation of the Company (as
described in the circular to Shareholders dated 13 September 2007).

The Company has arranged with the Company's registrar that forms of election in
relation to the reconstruction and forms of proxy in connection with the EGMs
convened for 12 October 2007 and 17 October 2007 will be received at, and may be
validly returned by hand or courier to, the City of London office of the
Company's registrars, Equiniti Limited (formerly Lloyds TSB Registrars), at 3rd
Floor, Princess House, 1 Suffolk Lane, London EC4R 0AX.  Shareholders may also
return forms of election and forms of proxy to the address set out on those
forms and forms received at that address will be accepted as usual.

In order to be valid, forms of election must be received by the registrar by
5.00 p.m. on 12 October 2007.
