Director/PDMR Shareholding

    Trust Property Management Group Plc (the "Company")              
                               Director's Dealing                               


The Board received notification 7 July 2008 that GHM Trustees Limited, Barbara
Helen Glass and David Glass as trustees for Lakeside Developments Limited
directors' pension scheme purchased 152,000 ordinary shares in the Company at a
price of 8.5 pence per share.

David Glass is a director of the Company, Barbara Helen Glass David Glass's
spouse.

Subsequent to the purchase above Mr Glass's beneficial interests in the issued
share capital of the Company are set out below:-

  * Mr Glass is interested in 458,8241 ordinary shares (including 229,412
    shares held by his spouse). Representing approximately 1.3 per cent of the
    issued share capital of the Company;
   
  * Lakeside Developments Limited has a holding of 7,589,513 ordinary shares,
    representing approximately 20.1 per cent. of the issued share capital of
    the Company;
   
  * GHM Trustees Limited, Barbara Helen Glass and David Glass as trustees for
    Lakeside Developments Limited directors' pension fund have an interest
    202,0001 ordinary shares, representing approximately 0.5 per cent of the
    issued share capital of the Company; and
   
  * Barbara Glass, Mr Glass's spouse has an interest in 55 per cent. of the
    share capital of Cyril Freedman Limited, which is interested in 2,562,333
    ordinary shares in the Company, representing approximately 6.8 per cent. of
    the issued share capital of the Company.
   
The issued share capital of the Company comprises 37,693,748 ordinary shares of
1 pence each.

1 In the announcement made 31 December 2007 relating to the acquisition of
50,000 shares in the Company of which Mr Glass had an interest, the 50,000
shares were disclosed in error as being held by Mr Glass. The notification
should have attributed the holding to GHM Trustees Limited, Barbara Helen Glass
and David Glass as trustees for Lakeside Developments Limited directors'
pension scheme. The corrected holdings have been listed above.

provider of professional property management and chartered surveying services,
with over 14,000 residential and commercial units under management. The

fragmented property management and surveying market through the consolidation
of its four key subsidiaries: Trust Property Management Limited, which
undertakes residential property management services; Dexter Brown Limited which
sources and manages commercial investment property; Trust Credit Services
Limited, which is a licensed credit facilities provider enabling tenants to
spread cost of ground rents and service charges; and Skylon Limited, which
provides a wide range of chartered surveying services.

The Company has a highly experienced management team including David Glass, the
founder of David Glass Associates which floated on AIM in November 1995;
Benjamin Mire, a Chairman of the Leasehold Valuation Tribunal and former
Director at Lee Baron Commercial Limited; Dr Julian Finegold, co-founder of
Trust Property Management Limited and former business and sales manager at IBM
UK; Larry Lipman, a well-known entrepreneur in the property sector and Trevor
Brown, founder of niche commercial property management company Dexter Brown
Limited, which was acquired by the Company in October 2007.
