Posted at 25/2/2016 17:32 by jonwig Town Centre Securities PLC, the Leeds based property investor and car park operator, announces that its Tradable Instrument Display Mnemonic ("TIDM") will be changed to TOWN (from TCSC) with effect from 0800hrs tomorrow, Friday 26 February 2016.OK, I'll start a new thread then. But why bother? Seems trivial to me. Here it is: |

Posted at 25/2/2014 12:57 by chairman20 buybacksdo I remember that the Ziffs famously decided a couple of years ago to stop bothering with Investor Relations and communication with top shareholders as it took too much management time for zero benefit? I wonder if they are still maintaining that self- defeating decision??? If they are then there is no way buybacks will appear since it is only instis that benefit and like them. |

Posted at 27/9/2013 08:42 by inki IC saysTown Centre: enjoy the high yield and await re-rating Bull points 5.1 per cent dividend yield 24 per cent discount to NAV Property markets bottoming out in regional cities Strong long-term track record Secure debt Town Centre Securities (TCSC) owns properties in Leeds, Manchester, Glasgow and Edinburgh - just the kind of big regional cities that should benefit as the commercial property recovery spreads beyond London. Yet its shares are cheap. Having lagged the market over the past year, they trade at less than three-quarters forecast book value. With limited risk of further property writedowns and ample scope for a share price re-rating and property valuation gains as investors warm to the potential of a regional property market recovery, we think now is prime time for investors to bag a well-covered 5.1 per cent dividend yield while awaiting more upside. |
Posted at 02/5/2013 12:49 by jonwig Simon Thompson covers again in Investors' Chronicle.Subscription only, conclusion is: Ahead of a trading update in mid-May, I remain a buyer of Town Centre's shares on a bid-offer spread of 195p to 200p. I still believe that a run up in the share price to around 230p is possible, to provide us with 15 per cent upside. I haven't a date for any May IMS. |
Posted at 27/2/2013 16:58 by jonwig Yes - I think ST at Investors Chronicle has something to answer for here - too many blind followers of too many tips!I must say, if I'd been a bit sharper on my toes, I'd have sold around 210p. No way is this going to race ahead of the market in secondary propcos. |
Posted at 20/11/2012 15:10 by chairman20 Thanks Jonwigit is not going to set the world on fire - is it? The Ziff family situation is still probably the biggest strategic motivator affecting the Group. The diversification into Car Parks is an oddity - especially in the production of cash income - I think they kinda backed themselves into this and possibly even quite like it as a sort of half way diversification - but no doubt another investor would divest it or spin it out as non core. |
Posted at 08/2/2007 09:22 by johnalbertthomas Can anybody tell me what is going on here? This was strongly tipped in Dec by Momentum investor at about 650p -- and has since dipped an now pulling back up. Something to do with interest rates? Why is the Per so low, or this typical for this kind of business? |
Posted at 19/9/2005 09:44 by inki Investors Chronicle September 16 2009Town Centre saw strong valuation increases across its north of England portfolio. Retail warehouses and food stores fared best, posting a 14.8 per cent increase. And shopping centres rose 13.6 per cent in value, which helped boost the group's net assets, along with the £11.7m repurchase of 3.7m shares....... Town Centre may be finding acquisitions hard to come by, but a strong book and an active development pipeline, make the shares good value. |
