Group 2023 revenues were of 450m on target. 2024 will be surging of revenues with forward sell 330 million before year start. Strong free cash 72m , fixed assets valued 160m , low low mcap of 80m , it's a massive bargain.

Just had a look again at the annual report and the progressive research note.

Administrative expenese (and I don’t think they have anything to do with actual building costs) amount to £31 million.

Progressive are forecasting a loss of £3.5 million (and as I have said before a pulled dividend) so those expenses are eating into the NAV.

They have 11 weeks to the results announcement. So they will be doing everything they can to get a sale in that period.

If they don’t get one,my chance to buy will have arrived

If you notice it's actually bouncing back from last week even bad days for most of stocks. You end up buying 60p per share .

Suggest you have a look at the progressive research note.
They say the Ntav per share was 64.1p for 2022 and will be 46p for 2023.

I suspect that on a valuation of what they hold for the next set of accounts that it will be less than that.

So to value this against its property peers what discount do you apply.

Somewhere between 30 and 50%

PBSA developers are struggling making the figures stack up to make a profit.
That’s why the supply market for PBSA has a massive under supply.

WJG prices fell below rescission levels but we are not in Recession . WJG free cash , rental income & assets value minus liability, way way higher than current share price Rentals market Stronger than ever . I have number of properties, more tenants demand than ever and also tenants want to pay more deposit than before . Some here out of touch
