Interest rates will have to stay higher for longer. The property market will continue to fall for a few years yet.


I look at auctions as part of my research.
Look at the forthcoming auction. Allsops, a national auctioneer.

In this 1 month, they have over 520 lots, compared to their usual around 230 each month.

I've seen some guide prices which are 50% lower than similar property which sold on same street/area. Although it's usual for guide prices to be reduced to entice buyers, it's unusual for their to be such a huge gap.


Drop in auction prices follows through.

The huge increase in lots shows more and more sellers are desperate to sell quickly.

The next thing here is the reality that the January results will bring.

Either they get lucky and manage to sell something at a profit in the meantime or all that there is here is the assets and in the current environment there is a big question as to what they are worth.
